Converting a bedroom suite into a self-contained rental

I am reaching out to you all for your ideas and thoughts on how we can possibly convert our current master bedroom suite to a 1 bedroom self contained rental unit. I have attached a snip of the plan view of the room which includes the overall dimensions as well. Some of the things we would like to include in this unit are as follows:
1. Kitchenette (electric hotplate, single sink, rangehood, benchtop, cupboard and bank of drawers)
2. Space/location for Washing Machine
3. Space/location for Wardrobe/built in unit
4. Space/location for bed
5. External Door access
6. Space/location for 2 seater dining table
Please note to omit the Hot Water unit location, as this is not the true location.
Proposed sketches, drawings and written suggestions are all welcome.

Comments (98)What a great big room. The ideas are endless. Not sure if you live in Melb but I would get professional help. Honestly it doesn't cost a lot and you have peace of mind. For the painting go to any paint store, even Bunnings. They have the ph nos for a paint colour consultant. (I went with Dulux) but most Paint companies now have colour consultants to come out for a fee. The consultant comes out for a fee approx.($150) but that was for a few rooms. Then if you buy their paint, the price of the consultation is deducted off the paint you purchase. So really the consultation is free, if you choose their paint. Freedom decorator consultant works the same way. Can't remember how much (no more than $200) and she gave me great ideas. If you buy anything from them, again it's deducted off your purchase. There is no commitment with either paint company of Freedom to purchase from them. The advantage is, you can have the amount spent deducted from purchase. Honestly it cost saving and you get professional advise. Win Win situation. We've built 3 times and painted the house myself, and I have been so glad I did the above, with both paint and furnishings.. Plus I do up my own furniture, (most bought at garage sales) so I only purchased what I really wanted from Freedom, the rest 99%, I got from op shops and did up myself. But the ideas are helpful. Honestly, you need to know what decore you want in your room? So they will work around that. If your unsure, they will look at the rest of the house and work with your ideas. I like French provin. So I worked around that, Just to give you ideas you don't have to spend a fortune. My bedroom is also huge. Haven't took photos all-round. I redid all the furniture in both rooms. Comments (21)thinking about the rumpus and wine cellar my suggestions keep most of the original walls with the cellar built in the garage with no external walls to improve insulation and temp control, uses the old single garage door space for an optional entry porch and has the new bar in the old gym maybe replacing the sliding door with a servery window? and the opening to the rumpus could have optional doors to separate the rumpus and bar and keeping the angled wall (and matching ceiling?) in the rumpus could be a good location for a small heater and there's more wall space for enough furniture for a crowd and i've added some suggestions for the bathroom with a separate powder room with vanity and, based on family gossip, a wine cellar this size should have enough space for about 1500 bottles and a small tasting table and chairs!! avoiding changes to walls and adding new doorways instead keeps the original ceilings, avoids unnecessary demolition, is cheaper and saves money that will be needed for new finishes...See MoreFloor Plan Ideas
Comments (52)Unfortunately your budget doesn't allow for any major changes and suggest that you work within the current foot print and also keeping anything deemed by the council to be outside the allowed building site, meaning laundry and carport, they are no problem now but if you want to change them externally different situation. Turn the current Master into Mothers Retreat, with the ensuite bathroom and changing WIR into a kitchenette , she will have access to a lovely outdoor view and under cover sitting Your new bedroom can have an ensuite added or just a WIR and share the current up dated bathroom, saving money. Adding a new entrance and kitchen space will make a big difference, while helping with keeping costs down, bathroom, kitchen reno's can be done when and if money becomes available. Comments (17)Actually, your style isn't really very scandi in my opinion. It's industrial and rustic. I'd match recycled and chunky timbers with the concrete, a timber with rich reds. There is a company near me that makes plywood panels with recycled wood veneer attached. They're too far for you but might give you some ideas for a feature wall. I'd start with a few tins of paint and some colour actually. you'd be surprised what that can do! I'm fixing, well technically my second home but with our first we figured fairly quick it wasn't a forever home and didn't do anything personal with it. So this is our first "home" if not our first house. i getya! I know everyone seems to love white walls, but after years of bland rentals the first thing I wanted to do was paint colours all over the walls! Anything but white! Paint is cheap and a safe place to start testing your design flair. Go and paint a bunch of sample tins onto the walls and don't stress too much about the perfect look. start with what you like and find what suits that. A colour that makes you smile when you see it. I've paid about $10 a sample tin. like others said, don't do anything with the carpets yet, you can throw a rug over it if its too boring and it will look fine. There are so many things that I first thought I needed to completely change, then as I painted and freshened and tidied up I realised were not needed a huge reno. Our house was a bit of a wreck though, not a nice new apartment so things just literally needed cleaning and fixing. Put up some pictures, art, photos you like too. Honestly, I know everyone's being funny about getting a girlfriend and getting her to decorate, but actually I think it's great you've got your own taste and want to decorate. I think anyone you bring home would love seeing more of your personality around the place. Check out some garage sales and buyswap sell and auctions for rustic timber pieces for your home. 3 years agoIn the meantime a couple of thoughts, Using bathroom plumbing for sink, the cooktop would be a 600 elec glass top as this allows for space to put down hot pots and not on the bench top. There's space for a DW Plus MW this could be a combination of stacked MW with Single Dish draw below it. Washing machine in Bathroom

3 years agolast modified: 3 years agoyou may have better luck with Council regs if you renovate to create a rumpus room with kitchenette or Bar as well as asking about granny flat or renting rooms and check insurance and legal issues with renting any space but, after after all the checking, my suggestions include swopping the main window for a sliding door for entry (preferably with a front porch and/or fence to separate private and tenants' spaces) remove the door into the wiw and add a skylight (or use cheaper and easier Solar Skylights) and then you will need custom cabinets for bathroom and kitchen (although a good handyperson could use flat pac cabinets to achieve a cheaper similar result) costs for electrician and plumber will be fixed but make sure that you price everything and discuss with your accountant to find out if the expected rental return will justify the costs of renovation including any council fees, extra insurances and implications for income and future capital gains tax etc
