The carport will be relocated, most likely to the southern side of the house. Because of the shape of the block the family will use either the laundry entry or main entry depending on whether coming in from garden or carport.

I am looking more from a technical and financial point of view -- you are changing almost every room that has water and waste , as well as adding a new alresco and more floor area -- have you had it priced ? Hasve you compared that price to making more compromises , OR a knock down rebuild , OR selling and moving to somewhere already done ( presumably locally ) ? You are removing a few internal walls , and at least 1/4 of the existing external ( probably load bearing ) walls ,as well as the possibility of new roof trusses , maybe internal support beams , and the like .

Then you will have some alterations in almost every room , it looks like most will have had at least some lining or ceiling work need , so its a complete paint , wallpaper and probably most flooring .

Theres no pictures of the existing exterior , so can you ( or the builder ) match all the finshes , or will there be parts that willlook obviously added on , or will you have to render the entire exterior to make it look in unison ?

I'm not saying all of those apply , but its a bit beyond taking A wall out , or even building A room on -- its a fairly extensive remodel . As I outlined , it looks to make sense when you see it on a piece of paper , but once you actually go ahead and possibly have to move out ( or do it in planned stages with open walls at times ) , will you be 100% happy with the end result and end price , or 70% , or can you get better value and/or less compromises by taking a different tack ?

I'm not trying to be too negative , just asking because I don't know , but more importantly , do you ?

This floorplan works with the original floorplan, turning the garage into the Master Suite with office, it will need a pergola or planting to protect from the west. The additions include extending a great room out to the North maintaining the original fire place and chimney, this should help form a courtyard effect against open country elements. Plus adding a verandah across the front of the original garage.

Since you are on a farm and assuming no space restrictions, assuming this is a project on a relatively tight budget and hence trying to keep/repurpose existing as much as possible? Does this need to be done in manageable chunks / staged over time, or are you going the whole hog once and for all?

Working with families and crafting their living experiences, while every project is different there is always a common characteristic of family requirements and that is they need flexibility and space to grow into. The proposed plan is an intensive renovation project that touches eveything but still has some squeezed/strange proportioned spaces (eg guest bedroom, Bedroom 2, rumpus - all relatively tight) and really the house in essence kind of just stays the same with some changes & expansion here and there...... Without properly understanding the detailed project goals or context/views/outlooks/topography etc it's always hard for anyone looking in to provide any accurate suggestions.........but there are always arguably better value design alternatives, whether that be doing less or more or different within the same footprint, or coupling less renovation of existing with a cleaner extended building that all up ends up at the same project cost overall

the question here is, is the plan you are following best aligned to you and your situation? Have you explored some altenrtives and come to this as the best one for you? That ultimately is what all this design stuff is about.....for example there could be another obvious way to go that achievs the same list of spaces which uses the existing garage (or is it rumpus now?) & carport for the main Living/Kitchen/Dining, and the existing master stays but block off the passage, existing bath as your ensuite and use the small Bed2 for a robe. Refit existing laundry to main bath. Existing Kitchen/Dining becomes guest/ensuite without being squeezed, existing living/entry an obvious rumpus without needing to do anything, existing rumpus is perfect proprotion to refit to expanded laundry/utility, connected with a butler's and maybe farm entry, and you haven't had to extend / use existing roof assuming existing carport is part of existing roof?? That's just one possible alternative angle that jumps out to me.....there will be many others as well.....

Whichever way you go make sure you understand the options and the costs involved either way. You might be surprised how little difference the cost is one way or the other for vastly different configurations and outcomes
