Honestly, from the first photo you can barely see it so I don't think the problem is about the immediate aesthetics. BUT once you get closer it looks clumsy and like a trip hazard (sorry, but I think you know this already). If I were a buyer it would make me question what other works were done that perhaps could have been done better..... Some other people might have some really good ideas, but the two I have thought of are to either (1) put tongue and groove panelling down the hallway to about a metre high with a little ledge on top, which is quite a traditional, cottagey look, or (2) build a little ledge all the way along the right hand wall from the front door (stopping for doorways, obviously!) that is the same height and width as the first step and made out of the same wood and insert uplighters into it so that it lights the hall and looks like a deliberate design choice. Both those suggestions might be totally dumb, but it is the best I can think of for now.

take a look at the attached image - this is a divider between 2 spaces - MAKE it a feature rather than trying to hide it - use obscure glass (with a pattern) better still use an Artisan piece NOTE: because it is near you sink it will need to be a safety glass - or have safety filmed applied to it to bring it up to AS1288 glazing code - CONSIDER adding some down lights like your have in the other room - OR even box it out with a shelf like this one Some ideas any way - All the best with the job Regards Heather

Hello Queenslander! There are lots of options for wall lights. Has the builder made allowance for wall lights in the cavity? Or has he only made allowance for a recessed or flushmount ceiling light? And now that it's all framed and lined, you are probably on a tight timeframe? Have a look at flush mount ceiling lights for a raked ceiling at Fat Shack Vintage. But get the correct dimensions first and you'll probably need it to gimbal on the batten, so that it can be mounted properly on the ceiling. Alternatively, if you are looking for something a little more modern for wall lights try the brand Nordlux, available from Milton Lighting and other places in Brisbane. But you will get about 70,000 hours out of a good LED downlight - that's about 8 years without ever turning it off! Lighting is tricky! Good luck.

A pretty presentation doesn't overcome the basic problem of where does the rainwater go? Maybe it doesn't rain where Triad Design services are, but the runoff from your existing roof is going to flow down to a problematic box gutter (not included in these drawings) that has a couple of bends in it. I hope your insurance policy covers flood damage due to bad design? How will you get your big bed around the tight corner in your stairwell? Won't the master bedroom's bay window be overlooking your neighbour's private open space? There isn't any "design" in this, no consideration about the inherent problems, or overcoming the constraints of the existing property. Unfortunately, when it comes to the real world of building, pretty presentations don't make up for an inadequate design. Before you spend any more money, don't be wedded to only one concept, but try and be open-minded to alternatives that are easier and more cost-effective to construct that a local designer could suggest. A land survey of your property, and the location of the adjacent houses, their windows and their private open spaces can help inform a designers' decisions.
