The goal of this kitchen remodel was to create more space in the kitchen area as well as maximize storage. We designed a layout that included removing a wall and integrating the extra space from the mudroom into the kitchen. Stainless steel appliances and quartz countertops finished the look.
Walnut countertop on the island and matching shelves and bench seat adjacent. We also finished the eat-in kitchen with a dry bar and bench seat with storage drawers. Now this kitchen is ready for entertaining with plenty of space to mingle and sit.

This kitchen was totally transformed from the existing floor plan. I used a mix of horizontal walnut grain with painted cabinets. A huge amount of storage in all the drawers as well in the doors of the cooker hood and a little bread storage pull out that is usually wasted space. My signature corner drawers this time just having 2 drawers as i wanted a 2 drawer look all around the perimeter. You will see i even made the sink doors "look" like 2 drawers. There is a designated cooking area which my client loves with all his knives/spices/utensils etc all around him. I reduced the depth of the cabinets on one side to still allow for my magic number pass through space, this area has pocket doors that hold appliances keeping them hidden but accessible. My clients are thrilled with the finished look.

ZeroEnergy Design
This LEED Platinum certified house reflects the homeowner's desire for an exceptionally healthy and comfortable living environment, within a traditional neighborhood.
INFILL SITE. The family, who moved from another area of Wellesley, sought out this property to be within walking distance of the high school and downtown area. An existing structure on the tight lot was removed to make way for the new home. 84% of the construction waste, from both the previous structure and the new home, was diverted from a landfill. ZED designed to preserve the existing mature trees on the perimeter of the property to minimize site impacts, and to maintain the character of the neighborhood as well as privacy on the site.
EXTERIOR EXPRESSION. The street facade of the home relates to the local New England vernacular. The rear uses contemporary language, a nod to the family’s Californian roots, to incorporate a roof deck, solar panels, outdoor living space, and the backyard swimming pool. ZED’s careful planning avoided to the need to face the garage doors towards the street, a common syndrome of a narrow lot.
THOUGHTFUL SPACE. Homes with dual entries can often result in duplicate and unused spaces. In this home, the everyday and formal entry areas are one and the same; the front and garage doors share the entry program of coat closets, mudroom storage with bench for removing your shoes, and a laundry room with generous closets for the children's sporting equipment. The entry area leads directly to the living space, encompassing the kitchen, dining and sitting area areas in an L-shaped open plan arrangement. The kitchen is placed at the south-west corner of the space to allow for a strong connection to the dining, sitting and outdoor living spaces. A fire pit on the deck satisfies the family’s desire for an open flame while a sealed gas fireplace is used indoors - ZED’s preference after omitting gas burning appliances completely from an airtight home. A small study, with a window seat, is conveniently located just off of the living space. A first floor guest bedroom includes an accessible bathroom for aging visitors and can be used as a master suite to accommodate aging in place.
HEALTHY LIVING. The client requested a home that was easy to clean and would provide a respite from seasonal allergies and common contaminants that are found in many indoor spaces. ZED selected easy to clean solid surface flooring throughout, provided ample space for cleaning supplies on each floor, and designed a mechanical system with ventilation that provides a constant supply of fresh outdoor air. ZED selected durable materials, finishes, cabinetry, and casework with low or no volatile organic compounds (VOCs) and no added urea formaldehyde.
YEAR-ROUND COMFORT. The home is super insulated and air-tight, paired with high performance triple-paned windows, to ensure it is draft-free throughout the winter (even when in front of the large windows and doors). ZED designed a right-sized heating and cooling system to pair with the thermally improved building enclosure to ensure year-round comfort. The glazing on the home maximizes passive solar gains, and facilitates cross ventilation and daylighting.
ENERGY EFFICIENT. As one of the most energy efficient houses built to date in Wellesley, the home highlights a practical solution for Massachusetts. First, the building enclosure reduces the largest energy requirement for typical houses (heating). Super-insulation, exceptional air sealing, a thermally broken wall assembly, triple pane windows, and passive solar gain combine for a sizable heating load reduction. Second, within the house only efficient systems consume energy. These include an air source heat pump for heating & cooling, a heat pump hot water heater, LED lighting, energy recovery ventilation, and high efficiency appliances. Lastly, photovoltaics provide renewable energy help offset energy consumption. The result is an 89% reduction in energy use compared to a similar brand new home built to code requirements.
RESILIENT. The home will fare well in extreme weather events. During a winter power outage, heat loss will be very slow due to the super-insulated and airtight envelope– taking multiple days to drop to 60 degrees even with no heat source. An engineered drainage system, paired with careful the detailing of the foundation, will help to keep the finished basement dry. A generator will provide full operation of the all-electric house during a power outage.
OVERALL. The home is a reflection of the family goals and an expression of their values, beautifully enabling health, comfort, safety, resilience, and utility, all while respecting the planet.

A single family home in Oakton, VA built in late 80’ was occupied by family of four for 10 years. The owner wishes to expand the living space, finish the basement, add a sunroom/breakfast area addition, eliminate the deck and put in a screen porch. Also convert the laundry room to an office/mudroom area.
The basement has gained a new bar area, a total new bathroom with shower and large vanities and all amenities, media area with gas fireplace and mantel surrounded with matching cherry bookcases and granite tops, recess lights, surround sound system, wood floor and steps. New French doors lead to a brick patio.
The first floor gained this new 16’x20’ cathedral ceiling sunroom/breakfast addition surrounded with large arched windows and French slider leading into new screen porch. The kitchen lay-out gained three more feet in width. Also by removing partition wall between the kitchen and existing family room, the first floor now has total open floor plan. The fireplace in existing family room was converted to gas.
The new kitchen design touts new appliances and a beautiful large furniture style island that is the focal point of the space. The island is made from cherry cabinetry stained in espresso and topped with a multi-color exotic granite counter. The wrap-around natural stained cherry cabinets around the perimeter include the display cabinets and bench seat in the dining room. A tumbled marble backsplash, wide plank mahogany floors and stainless steel appliances complete this gourmet kitchen.
The screen porch is done with Trex decking and the cathedral ceiling is covered in beaded panels . The corner gas fireplace surround is Ledgestone. The new addition has given this family a place to gather and relax for years to come.

This Philadelphia row house formerly had a second kitchen in an alcove off the den. The homeowners wanted to create a comfortable environment to work and read. Storage under the bench and in the shelving unit holds office supplies, hanging files, gift wrap, and arts and crafts supplies for the kids. Tangerine paint along back of shelves makes books and nicknacks pop. Modern swivel chairs are stylish and comfortable. Desk is made from salvaged indonesian teak with a live edge. The slab turns the corner to continue through bookcase unit for continuity and flair.

Artisan Custom Closets
This large master walk-in closet with a peninsula island was completed in antique white and chrome hardware. The island features a custom matte finish counter-top that matches the window bench seat. Hidden beneath the window seat is extra storage. Mirrored doors conceal shoe storage and shelves. This closet has lots of drawers and hanging space. It also features a laundry hamper and a jewelry drawer in the island. The homeowner added some corner shelves to display photographs to make this a truly custom, elegant space. The home was under construction at the time of install therefore vent covers were not installed yet and the floors and some remaining trim were still not complete by the builder.

Amber Freda Garden Design
This Brooklyn Heights townhouse backyard features a bluestone patio and custom-built ipe wood planter boxes. The quiet, Zen-like backyard is shaded by surrounding buildings, so we picked a shade-tolerant mix of dogwoods, rose-of-sharons, rhododendrons, and Japanese andromedas to plant here. It features a bench carved from a tree trunk. When choosing plants that will do well in shade, I find it's generally helpful to think about the types of plants that do well in a woodland environment.
