We completely gut renovated this pre-war Tribeca apartment but kept some of it's charm and history in tact! The building, which was built in the early 1900's, was home to different executive office operations and the original hallways had a beautiful and intricate mosaic floor pattern. To that point we decided to preserve the existing mosaic flooring and incorporate it into the new design. The open concept kitchen with cantilevered dining table top keeps the area feeling light and bright, casual and not stuffy. Smokey turquoise glass tiles cover this luxury bath with an interplay of stacked and gridded tile patterns that enhances the sophistication of the monochromatic palette. Floor to ceiling glass panes define a breathtaking steam shower. Every detail takes the homeowner’s needs into account, including an in-wall waterfall element above the shower bench. Griffin Designs measured not only the space but also the seated homeowner to ensure a soothing stream of water that cascades onto the shoulders, hits just the right places, and melts away the stresses of the day. Space conserving features such as the wall-hung toilet allowed for more flexibility in the layout. With more possibilities came more storage. Replacing the original pedestal sink, a bureau-style vanity spans four feet and offers six generously sized drawers. One drawer comes complete with outlets to discretely hide away accessories, like a hair dryer, while maximizing function. An additional recessed medicine cabinet measures almost six feet in height. The comforts of this primary bath continue with radiant floor heating, a built-in towel warmer, and thoughtfully placed niches to hold all the bits and bobs in style.

This hall bathroom doubles as a laundry room. Reflected in the vanity mirror, we see a creative cabinetry that allows natural light to pour in, while providing immense storage on the laundry side. The black and white large patterned floor tile pops against the custom white cabinetry, adding a fresh whimsical feel. The walls are painted a favorite in Light Blue by Farrow & Ball.

This bathroom is situated on the second floor of an apartment overlooking Albert Park Beach. The bathroom has a window view and the owners wanted to ensure a relaxed feeling was created in this space drawing on the elements of the ocean, with the organic forms. Raw materials like the pebble stone floor, concrete basins and bath were carefully selected to blend seamlessly and create a muted colour palette. Tactile forms engage the user in an environment that is atypical to the clinical/ white space most expect. The pebble floor, with the addition of under floor heating, adds a sensory element pertaining to a day spa.

The master suite pulls from this dark bronze pallet. A custom stain was created from the exterior. The exterior mossy bronze-green on the window sashes and shutters was the inspiration for the stain. The walls and ceilings are planks and then for a calming and soothing effect, custom window treatments that are in a dark bronze velvet were added. In the master bath, it feels like an enclosed sleeping porch, The vanity is placed in front of the windows so there is a view out to the lake when getting ready each morning. Custom brass framed mirrors hang over the windows. The vanity is an updated design with random width and depth planks. The hardware is brass and bone. The countertop is lagos azul limestone.

We began the transformation of this secondary bath by removing an existing claw foot tub that was overwhelming the space. By utilizing that space and a nearby over sized closet, we were able to dramatically change the look and functionality of this historic bath.
