Spotted Gum is a great hard wearing timber with a Janka rating of 11. This means it is high density timber and won't dent as easily as softer timbers like American Oak. A polyurethane finish is the hardest and most durable timber floor coating and it comes in gloss satin and mat. The lower sheen's are more forgiving if you you have pets and young children. Bamboo is another hard product but only comes in short lengths so you would need to take that look into consideration when selecting. Some clients don't like the look of the short boards and consider it a cheap look. Others prefer the longer floor boards of timber. If you do choose bamboo make sure that you find out the coating used and whether it can be sanded and re coated down the track, as all timber and bamboo floors will need a touch up especially if you have pets. We went with Monument and I am delighted. I was worried about it making the house hotter, but not at all as we added some extra insulation while the roof was lifted. We look over our roof to Mt Dandenong and it really feels like we are floating above the rooftops now (previously had a lighter color). I have also noticed there is far less glare being darker. Pic below is not my best shots ... but you get the idea. Forgot to add we also have a flat cliplock roof and used a combination of Monument and Dune on the house.

Hi Mon, have you seen the Dulux Paint App? You can download it to your phone for free. The idea is that you can take a photo of of the space you want to paint and the App allows you to change the wall colour by selecting from their colour range; Dulux says this enables you to actually see what the new colour looks like next to your floor and other furnishings without the need of trying out several paint pot samples. I have not personally used it but the concept is pretty cool. Hope this is of help. Malcolm

If you were selling , are you sure you will recoup the extra $$$$ ? Get it wrong , and a potential buyer will walk and/or offer $50k less , whereas if you leave it as it is , they will know it needs replacing , offer $10k less , but you have gotten an offer ! Just me , but what I would do is rip up the fake tile lino in the foyer ( I assume it is lino -- it doesn't look to be 'proper' tiled ? ) , and do that in a darkish timber laminate -- slightly lighter than the front door , slightly darker than the stairs . Or go really dark -- almost a dark weathered grey or a similar dark brown to the drawer unit in the lounge -- the rest of the colourings will lighten it a bit , but it will all tie in . OR actually tile it , maybe a black or charcoal gloss marble or marble effect with lighter streaks through it ? The house and colourings look an older style , this continues that theme , but I feel white or beige tiles would look too bland . $2k max instead of $10k -- marble tiles may be more than $2k , but up to you .
