I'm no expert however I'm currently researching floorboards and they look just sanded back and natural so perhaps with the water based coat which doesn't have any sheen and looks dull compared to a poly gloss

Thanks for the feedback all... Here are some samples and it just shows how important to see them in the actual environment. Looks a little too dark even with a lot of light the longer plank is embelton brand and the other two are colonial quickstep. The two darker boards are already showing the hand prints. The embelton board (Belmont dark) was slightly cheaper albeit they had a special on that coloured board, so it should come in around $32 Sqm for the different colours. I'm almost sold on embelton as the look and feel is more advanced to the colonial. I'd love to go with real timber but this isn't my dream house, plus I have concerns that it would be truly appreciated based on the area I live. I'm aiming for a hybrid coastal look and just finished the walls in antique hamptons, so re painting in the short term isn't desired. In the pics the Belfort dark looks fantastic c but maybe I aim for La Mancha or maple in the embelton range

Here are two websites with samples of flooring in different Aussie woods. Realistically, though, there's quite a big variation so you probably need to go and have a look at some good-sized samples to get a feel for what you're getting. http://www.borthwick.com.au/species/timber-species http://www.boral.com.au/timberflooring/showcase.asp It's been quite a while since we looked at flooring, but I do recall that most of the Australian species seemed to be on the reddish or yellowish side rather than the grey. Maybe grey ironbark might be worth a look?

Spotted Gum is a great hard wearing timber with a Janka rating of 11. This means it is high density timber and won't dent as easily as softer timbers like American Oak. A polyurethane finish is the hardest and most durable timber floor coating and it comes in gloss satin and mat. The lower sheen's are more forgiving if you you have pets and young children. Bamboo is another hard product but only comes in short lengths so you would need to take that look into consideration when selecting. Some clients don't like the look of the short boards and consider it a cheap look. Others prefer the longer floor boards of timber. If you do choose bamboo make sure that you find out the coating used and whether it can be sanded and re coated down the track, as all timber and bamboo floors will need a touch up especially if you have pets.
