Hi Ellen, Probably need more photo's of the side of the house to know how your extension would work if you went in that direction, what is that position, west?? Not sure if I would add this to the front of your house, as it depends on what is visible from the front?? Perhaps a few more photo's of what is seen when standing on your existing deck now?? Hi Renee, We always try to give north aspect to living areas and east (for morning risers) or west (for sleepers-in) to bedrooms, minimising south aspect. Given the backyard is north-facing, and that the existing part of the house already suits smaller rooms, I would keep the existing part of the house as a bedroom wing, with the living/dining side becoming a master suite and 4th bedroom (windows facing west) with central corridor. The existing bedroom facing south could have a skylight added. Alternatively if you are a morning riser, for slightly more cost you could turn the existing 2 bedrooms into your master suite with east windows, and turn existing living side into 3 bedrooms . There could also be enough room for a sitting room/2nd living area too off the central circulation spine, especially if you space the new extension from the existing house with a courtyard on one or both sides of the corridor. Then a simple rectangular extension (assuming budget is critical) for your new open plan living /kitchen /dining facing north, with a full-width deck. Good Luck!

Depending on your budget and how much structural work you want to have done, you could keep most of it the same. But you would loose your meals room. extend your laundry to the door of the meals room, turn your laundry side ways this will give you access to the out side, on the other side of the laundry extend your wall pass the internal door of the meals room to create a walk in pantry, extend kitchen gallery to laundry and pantry, open up internal walls of kitchen to living room and dinning room creating a beautiful Island bench looking into living room. open up external dining room wall for sliding doors to bring the inside out. because there is a walk in pantry there would be no need for upper counters so u could also have a bar at the kitchen window on the outside. Doing it this way you would save a lot of money not having to move plumbing and electrical in the kitchen. You would have to walk through your kitchen to get to laundry though.

Hi Huda, What a fabulous area, here are a few inspiration photos that you may like, pvc rattan furniture handles all weather with ease and lasts a lifetime, as you are undercover you have lots of options, I would remove that yukka(repot) that’s hiding your stacked brick pillar, up lighting it could add another dimension, also adding lighting in garden beds could look great, by adding some gorgeous furniture , cushions even an outdoor rug it could look fabulous
