Your description is confusing as well - I would suggest you engage a design professional who can visit your home, properly understand your parameters, opportunities and constraints to advise you about some possible solutions that will give you a better result, with more clarity of thinking.

From what you have said it sounds like a substantial investment in the property. If the flow of the spaces and the relationship between the rooms is handled badly then it will devalue the property. I am sure that everybody is familiar with a house that doesn't work due to poorly considered renovations with poor flow and a rabbit warren layout.

Don't undervalue the benefits that a professional designer can bring to a complex design. So often it is not just about shuffling rooms around, but understanding the whole building, garden, outlook, orientation and building regulations in a clear and logical manner.

thanks Siri but there's something missing from the upstairs plan where it show the stairs as 1200 wide upstairs but only 900 wide downstairs with the bedroom and bathroom downstairs wider than the two bedrooms upstairs which doesn't fit with the position of the stairs

On the first plan I sent you I had the upstairs as 1.3m stairs?

maybe a return flight of stairs??? but we nee GL to explain as any rearrangement of rooms is dependent on accurate measurements of the original building

Maybe GL will arrange to have the plans copied so they can be read to make it easier, and I should have said 1.09!

I think I can workout that the first floor has the kitchen front right, left of that living and behind kitchen the Lounge, the staircase seems to be on the L/H rwall next this. There's a long line measurement running next to the stairs back to front. Downstairs seems to have a similar layout? with stairs in the L/H rear corner of what is to be the new long kitchen living.

i can guess everything else but please explain how the stairs look...do you walk up with the wall on your left and then turn right at the stop of the stairs? count how many steps in each section?? are there any built in wardrobes in any of the bedrooms?

Hi Gl I thought that I did find some measurements on your plans just to pale to read

the discrepancy for the measurements may be to do with the way the rooms have been measured...i'll try a rough plan of the original house and ask you to check how it looks and then we can think about the changes ...in the meantime always good to check the size of the rooms with a tape measure and make a list of what you want to use the rooms for including how many bedrooms and bathrooms and what furniture you need in each room

the stairs are exactly the same as before, only my poor drawing, but reversing the stairs so you walk up from the dining area would mean that you could arrive upstairs in the hallway and allow the upstairs lounge to be made into another bedroom but i would'nt suggest changing the stairs unless there was a major benefit for such major expense but we still need more information...can you please explain how the toilet, basins, baths and showers fit in the bathrooms? and do you have any photos of the house both inside and out? what are the walls and floor built on built out of and please describe your climate

Hi gl, did you include the wardrobe in the Bathroom/bedroom my resized measurements were 2.4 x 3.59 which included the wardrobe of approx 60 deep, I see you have it as 2.47 x 3m cheers

Some suggestions for relocating the kitchen, the seating/dining to be Banquette style in the Bay window. Laundry and bathroom with access to outside especially for the pool users to have access to a WC and shower without having to walk through the house, (you could add a laundry shute from upstairs for the dirty linen.

Mudroom at the entrance for all the kids things to be dumped and the existing WC to be used for this and a Powder room. cheers
