Laundry Kitchens Renovating

Cost to renovate/extend kitchen

I am looking into knocking through the laundry wall to extend the kitchen and move the laundry to the study. In addition i was looking to extend the dining nook to square out the room and create a larger eat in dining area. I'm being quoted $110k for this (standard finishes). $30k was quoted for kitchen and laundry. $80k seems excessive for the works? Anyone else had this type of work done?

Is there a break down between trades of the $80k? I suspect the original laundry is an add on so in effect your rebuilding. You’re also moving plumbing for the laundry. This can be difficult.

No, I only have the fittings @$30k and a total price of $94k + addition $15k if I want to square out the room.

it could actually be cheaper than changing the upstairs kitchen but only the trades would be able to confirm a realistic price for demolition and installation of new plumbing... your proposed floorplan looks good except the master bedroom won't fit the wiw as drawn, the upstairs lounge would be better with access back and front to the balconies with bed 3 and 4 at the side and what about the new kitchen in the downstairs storage area which doesn't reduce the size of the new living dining room and retains the big garage and ...why not ask a few real estate agents for a selling price as is and with the proposed upstairs or downstairs renovations...

try not to panic, is the house safe and weatherproof with a kitchen sink, shower and toilet? if so, it should be OK to live in for the time being and everything else can be broken down into manageable projects ...renovations done after a period of living in the house will often be much better because you'll understand the house better and many more experienced HOUZZERS will have lovely romantic funny memories of living in houses while renovating..As previously advised, first make a copy of the existing floorplan with measurements, add a few photos inside and out (including back, front and the roof) and include a list of what you would like to end up with and we can make some suggestions with rough ideas of what would be most cost effective...You should be able to get something done for $250,000 but it will need very careful planning and the best place to start is to understand what you already own

I would work out how many square metres you are adding and renovating. Then times that by $5000 per square metre. But there are so many variables. What is the house made of, brick or timber, what is the roof line to be able to be adaptable for an extension? Are the floors concrete or wood, to accommodate changes in plumbing? What specifications are you after, low, middle range, or fancy? Is the land flat, do trucks have good access…..?? Etc etc. only a few years ago I would have had said $3000 per square metre, but now…you need good firm quotes….and good firm time lines….so that is why I have said a very unsure $5000 per square metre.

This is where it can be in fact more cost effective/better value/investment to consider a new extension to minimise renovation work. Anything that involves knocking out walls and redoing linings, potentially some structure and ref-it etc by the time you stack up the components, put a profit margin and GST on top of it nothing much can be done for under 100K these days. The problem is you'll spend $100k but not necessarily get the value gain on the property, which unless you have the money in the bank makes it a no go to finance. Alternatively you'd find an alternative concept that may cost you more may in fact be the better long term option as it achieves proper value gain (such as an extra bedroom AND a better kitchen etc) which dollar for dollar makes more sense to the bank

I do have DA approved plans for a granny flat out the back. I could potentially change the use if that space. I thought it would be more money to extend. I was going to use the roofline for the granny flat and just create a large outdoor entertainment area with it. I also have approved plans to build a 4th bedroom over the garage. if I did this and used it for a kitchen/laundry I could potentially turn the existing kitchen/laundry into a Master with ensuite.
