Barbara pretty spot on. Sand on base is best for temporary situation and you can leave it when the pool gets put away for winter. Another way to level is setup up a string line in a square ie. 4 stakes to hold it up and level the string line. Use the string line as a visual guide and you can also measure down from it as you go. As you dig the higher ground, you effectively move it the lower end. Saves having to get rid of dirt and you can restore it to its former natural slope when you returf. Compact the fresh pile at the lower end and use the rubble to help hold it together. Your other problem of turf not growing in that area has little to do with the rubble in my opinion. Does it get plenty of winter sun? Do you feed it/water it regularly? I grew over 20 sq. metres of turf on a cement slab in my yard with only 100mm (10cm) of dirt which also had concrete rubble mixed in. It had no direct sun in winter but still stayed green throughout, beautifully in summer. Good luck.

Thanks kirstensomers, first up I'll take it that North is to the right of your first picture. A few other thoughts pop to mind: You're being very kind to neighbours if you put a bed along the pool fence as I figure you can't actually see it much from your house. I would suggest letting the pool fence run to lawn. You'll get enough sun to do it as it's facing east. You have to mow that verge anyway, and it would be great for guest parking! You could focus your efforts and $ instead on doing both sides of your lovely wide driveway. I would never usually say this but I almost feel as though the tree closest to the driveway should go. It doesn't provide useful shade in that position. It partially blocks the view from that balcony. Also, the two trees on that side make the garden seem very unbalanced. A single remaining tree could claim its rightful place as the magnificent feature tree. If you went for the chop on one tree it leaves you with a nice amount of space to plant beds on both sides of the driveway and allows for better views if that's what you prefer.That's option 1. For option 2 you could of course take the opposite view and decide to balance out those two trees by planting one large tree on the other side of the driveway! It all hinges on whether you prefer looking into the tops of your trees or prefer looking at whatever you can see from your house. Personal choice for sure. Either way, the driveway would get morning and midday sun. The sun would reflect off the concrete. I'll bet you score the sea 'breeze' there too. Tough gig. I'm with Timandra Design and Landscaping as this is the perfect environment for natives and those that act like them. As to plantings? Option 2 is easier. What type of trees are they in the picture? Plant one of them then under plant with hardy dietes or agapanthus until the shade grows in. Option 1 opens up other possibilities. Modestly sized trees would seem to be the go. Rows of Callistemon King's Park Red marching up both sides of the drive attracting all the birds? Olive trees for their silvery foliage? Once you have decided the area and height for plantings you can go to some fine nurseries that specialise in natives and their mates. Nice way to spend a couple of hours! Please keep in mind that you will be responsible for the maintenance of any furniture or appliances that you supply with your rental property. I think you would have to have the mattress professionally cleaned in between tenants. I wouldn't like to sleep in someone else's bed unless I knew it had been cleaned. Motels have housekeeping who change the sheets regularly and where mattress condition is checked often, unlike a long term tenancy. Good luck with your Investment, I hope it goes well for you.

Are you asking just about making your unit look more inviting, or all of them? I took it to mean just the one unit pictured . . . So, for the garden bed, something big with plenty of leaves and, ideally, spectacular flowers. I'd recommend maybe a strelitzia (bird of paradise) or canna lily. Currently you have have low maintenance mother-in-law's tongue and a yukka - just too small and spindly for the space. A bird of paradise thrives on neglect . . . for way more impact/distraction value . . . In front of the other window, a whacking great pot with a 'pleached' tree in it. These trees have a trellis with them and grow sideways. Pleaching is mostly done with fruit trees, so you get the added bonus of fruit! . Or consider a couple of 'Teddy Bear' magnolias in two pots - this Houzz story shows both pleaching and magnolias in narrow spots https://www.houzz.com.au/magazine/block-out-thy-neighbour-privacy-plants-for-the-modern-home-stsetivw-vs~41847280 Now, when you've coming from the garage to the front door (with shopping), you are going to have step around in front of this (or have it placed forward so you can step behind). It will be a bit more awkward, but will mask most of that side of the front door. Or are you able to turn that dead lawn bed into a garden bed and plant directly into it? If so, I'd still go with either of these options. Now, smaller plants are much cheaper to buy, but I'd buy the biggest plants you can afford, for the most effect right away . . .
