If it's a concrete slab construction the plan/specification should allow for your different flooring types. For example if you're having real wooden floor boards on battens over concrete throughout then the finished height will need to align with finished height of tiles (for example) in the bathroom and laundry. The slab would be poured higher or lower in the tiled areas to achieve a level finished surface throughout. What this really means is that it's best to know & specify your flooring for each area & discuss it with your builder before construction commences. If it's all one level then it can be overcome by screeding to raise the level of tiled areas to match the height of the wooden flooring. However if your wooden flooring is direct stick, therefore finishing lower than tile you may end up with a small tile edge. In this case a metal strip is used along & under the edge of the tile at the junction to protect the edge of the tile. It is possible to have polished concrete & wood floors finishing level however you need to make decisions before commencement ie. floorboards on battens, engineered flooring, or laminated flooring, as they would all have different finishing heights.

Hi Kerriegriffin1963 Great opportunity - 10 m wide is a nice width for a site and 8 m good size for a home - generally the renovations I have done in Carlton and surrounding suburbs are less than that. Get a good brief done and collect as much information about your site that you can, a copy of title plan to show north point and site size of the land that you own including any easement, copy of the real estate drawings if you have them, copy of a sewer plan, and a measured up drawing if there were previous renovations done, this will save you money and if you do some of the running around for any authority submissions it may save you more money for the documents, if you approach the right Building Designer. a friend of mine had floating floors and said she couldnt stand how noisy they were and they ended up pulling them out. But im guessing youve had this convo with the supplier to see if this would be the case. Im not sure what can be laid underneath to stop the noise when they are walked on.

I was inspired by the block, which has excellent orientation for a house which is comfortable in the local climate while being good for the planet, thus my comment about the stars, I think that is more valuable than the emphasis on 30 squares. The rest is up to the occupants' requirements, about which I am increasingly confused. I love seeing what others come up with, but I always feel the best starting point is a clear explanation of the requirements.
