I really fancied this a couple of years ago, but was talked out of it by the supplier! He said the colour was only on the surface so scratching could be an issue.especially as I have two wolf hounds, I settled for the light wood colour not half as pretty, and regretted it as the floor scratched anyway! this time round I still went light but bought a better product and have had no regrets (still hankering after the limed oak look!) i was once told that "any wood matches any other wood" and that's helped me live happily with mismatched timbers for many years..of course it's probably possible to sand and stain the floor (ask a laminate timber floor supplier) but it'll be a tedious waste of sweat and tears for an uncertain result..what about make sure the walls, ceiling, architraves and skirting boards all look great and don't worry about under the hearth if it's not being moved, maybe add a matching trim around the hearth and plan a new floor for "later"

The cypress pine that you have upstairs is a very distinctive look and I am not familiar with any laminate timber manufacturers doing anything similar in colour and knotiness. This means that you won't find a close match, so I would consider other materials that are completely different. Don't go with a timber-look laminate as it will look really fake compared with the real timber boards that are upstairs. In this photo there are three different flooring materials that are working harmoniously together. There is the clear-stained cypress pine on the lowest level, hardwood treads on the stairs, and slate floor tiles. If you are on a slab then consider tiles, polished concrete or carpet. For your stair treads consider polished timber treads. Remember that tiles and polished concrete will last forever if correctly laid, whereas carpet and timber laminate flooring have a limited lifespan as they are much less durable. If you were selling , are you sure you will recoup the extra $$$$ ? Get it wrong , and a potential buyer will walk and/or offer $50k less , whereas if you leave it as it is , they will know it needs replacing , offer $10k less , but you have gotten an offer ! Just me , but what I would do is rip up the fake tile lino in the foyer ( I assume it is lino -- it doesn't look to be 'proper' tiled ? ) , and do that in a darkish timber laminate -- slightly lighter than the front door , slightly darker than the stairs . Or go really dark -- almost a dark weathered grey or a similar dark brown to the drawer unit in the lounge -- the rest of the colourings will lighten it a bit , but it will all tie in . OR actually tile it , maybe a black or charcoal gloss marble or marble effect with lighter streaks through it ? The house and colourings look an older style , this continues that theme , but I feel white or beige tiles would look too bland . $2k max instead of $10k -- marble tiles may be more than $2k , but up to you .
