This tiny house is a remodel project on a house with two bedrooms, plus a sleeping loft, as photographed. It was originally built in the 1970's, converted to serve as an Air BnB in a resort community. It is in-the-works to remodel again, this time coming up to current building codes including a conventional switchback stair and full bath on each floor. Upon completion it will become a plan for sale on the website Down Home Plans.

Hood House is a playful protector that respects the heritage character of Carlton North whilst celebrating purposeful change. It is a luxurious yet compact and hyper-functional home defined by an exploration of contrast: it is ornamental and restrained, subdued and lively, stately and casual, compartmental and open. For us, it is also a project with an unusual history. This dual-natured renovation evolved through the ownership of two separate clients. Originally intended to accommodate the needs of a young family of four, we shifted gears at the eleventh hour and adapted a thoroughly resolved design solution to the needs of only two. From a young, nuclear family to a blended adult one, our design solution was put to a test of flexibility. The result is a subtle renovation almost invisible from the street yet dramatic in its expressive qualities. An oblique view from the northwest reveals the playful zigzag of the new roof, the rippling metal hood. This is a form-making exercise that connects old to new as well as establishing spatial drama in what might otherwise have been utilitarian rooms upstairs. A simple palette of Australian hardwood timbers and white surfaces are complimented by tactile splashes of brass and rich moments of colour that reveal themselves from behind closed doors. Our internal joke is that Hood House is like Lazarus, risen from the ashes. We’re grateful that almost six years of hard work have culminated in this beautiful, protective and playful house, and so pleased that Glenda and Alistair get to call it home.

We updated this 1907 two-story family home for re-sale. We added modern design elements and amenities while retaining the home’s original charm in the layout and key details. The aim was to optimize the value of the property for a prospective buyer, within a reasonable budget. New French doors from kitchen and a rear bedroom open out to a new bi-level deck that allows good sight lines, functional outdoor living space, and easy access to a garden full of mature fruit trees. French doors from an upstairs bedroom open out to a private high deck overlooking the garden. The garage has been converted to a family room that opens to the garden. The bathrooms and kitchen were remodeled the kitchen with simple, light, classic materials and contemporary lighting fixtures. New windows and skylights flood the spaces with light. Stained wood windows and doors at the kitchen pick up on the original stained wood of the other living spaces. New redwood picture molding was created for the living room where traces in the plaster suggested that picture molding has originally been. A sweet corner window seat at the living room was restored. At a downstairs bedroom we created a new plate rail and other redwood trim matching the original at the dining room. The original dining room hutch and woodwork were restored and a new mantel built for the fireplace. We built deep shelves into space carved out of the attic next to upstairs bedrooms and added other built-ins for character and usefulness. Storage was created in nooks throughout the house. A small room off the kitchen was set up for efficient laundry and pantry space. We provided the future owner of the house with plans showing design possibilities for expanding the house and creating a master suite with upstairs roof dormers and a small addition downstairs. The proposed design would optimize the house for current use while respecting the original integrity of the house. A top floor apartment with amazing ocean views in the same highrise building as the apartment renovation 1. They took a similar approach as with apartment renovation 1, with the same layout and similar materials. This time Alenka created a more neutral and lighter colour palette to appeal to a greater range of buyers. They again completely transformed an outdated apartment into a luxury beach-side home. An apartment was sold in June 2019 and achieved another record price for the building.
