Shiplap was added to the tray ceiling and painted to match the walls for an additional design detail and to give the light fixture a more complete and finished surrounding. Design consultation and advising for DIY/Budget Renovation. Owner purchased this condo with a very cramped and dated kitchen and light fixtures, and early 2000s-era café paint colors. Owner did a lot of the work himself or with friends to keep the budget down. HDC advised on design details and paint colors, chose light fixtures (ceiling lights for kitchen and dining and arch floor lamp in living room). HDC also assisted with creating a new kitchen floor plan, which involved removing one wall, replacing existing tile and modifying flooring transition location, replacing all cabinetry except for the tall pantry cabinet, choosing cabinet paint, installing modern cabinet hardware, replacing laminate counters with a budget white quartz prefab counter, replacing appliances, sink, and faucet, and installing a low-cost peel & stick backsplash. Due to budget constraints, we could not remove the entire wall between the kitchen and dining space to make the wall completely flush from the kitchen to dining area transition, but decided to relocate the refrigerator to that wall nonetheless, in order to improve sightlines and improve traffic flow and function for refrigerator access. We created a coffee/drinks bar where the original fridge was located. The owner decided to keep the existing water line that had serviced the ice maker in the fridge where it was previously located (and cap it temporarily). He plans to plumb it in the future to support a filtered drinking water line and auto-filling coffee maker to finish out the drink center. Ultimately, we couldn't stretch the budget for a perfect layout, but we were still able to improve the function and open up the flow of this hub of the condo for better entertaining and more convenient homeowner use of the space.

This unique kitchen design is a combination of a traditional shaker door style, paired with modern-flat panel doors, from the Biefbi collections of 'Diamante' and 'BK System". The Diamante units are lacquered white with a raised solid oak center panel with built-in recessed finger pulls that creates a unique shaker door with integrated handles. The BK System modern units are made with high gloss laminate in the colour "corda". It uses a combination of handle-less aluminum profiles and handles. The 'Diamante' main kitchen wall includes base units for the cooktop and storage, wall units and glass wall units with integrated flush LED lights. The "Diamante" island includes a sink drawer unit and custom panel front dishwasher, garbage pull-out and pan drawer pull-out. The "BK System" units are used for the refrigerator and oven wall, which includes both the door fronts for integrated appliances and for the tall unit storage. The beverage centre/coffee bar, and tall dining room storage, are all done with the same taupe high gloss laminate finishes and wood laminate accents.

DESIGN BRIEF “A family home to be lived in not just looked at” placed functionality as main priority in the extensive renovation of this coastal holiday home. Existing layout featured: – Inadequate bench space in the cooking zone – An impractical and overly large walk in pantry – Torturous angles in the design of the house made work zones cramped with a frenetic aesthetic at odds with the linear skylights creating disharmony and an unbalanced feel to the entire space. – Unappealing seating zones, not utilising the amazing view or north face space WISH LIST – Comfortable retreat for two people and extend family, with space for multiple cooks to work in the kitchen together or to a functional work zone for a couple. DESIGN SOLUTION – Removal of awkward angle walls creating more space for a larger kitchen – External angles which couldn’t be modified are hidden, creating a rational, serene space where the skylights run parallel to walls and fittings. NEW KITCHEN FEATURES – A highly functional layout with well-defined and spacious cooking, preparing and storage zones. – Generous bench space around cooktop and sink provide great workability in a small space – An inviting island bench for relaxing, working and entertaining for one or many cooks – A light filled interior with ocean views from several vantage points in the kitchen – An appliance/pantry with sliding for easy access to plentiful storage and hidden appliance use to keep the kitchen streamlined and easy to keep tidy. – A light filled interior with ocean views from several vantage points in the kitchen – Refined aesthetics which welcomes, relax and allows for individuality with warm timber open shelves curate collections that make the space feel like it’s a home always on holidays.

This Transitional kitchen design encompasses a European home influence consisting of Crema' Marfil Marble floors, a grand great room with 25' ceilings, black & gold railings which connect the granite steps leading to the beautiful black & natural cream tone kitchen design pallet. The custom-designed fireplace surround was designed to harmonize with the black painted kitchen cabinets and natural marble. The fireplace holds a tv disguised within a European impressionistic portrait framing. The kitchen design embraces a 65" French La' Cornue range in a bold and elegant manner, accompanying each other delightfully. Additional special features like a pull-out, custom stainless steel butler pantry tray, retractable pocket doors, and great organization make this a kitchen that is hard to resist!

The project didn’t call for any structural or space planning changes but the makeover still had a massive impact on their home. The homeowners wanted to change their dated 1990’s brown speckled granite and light maple kitchen. They liked the welcoming feeling they got from the wood and warm tones in their current kitchen, but this style clashed with their vision of a deVOL type kitchen, a London-based furniture company. Their inspiration came from the country homes of the UK that mix the warmth of traditional detail with clean lines and modern updates. To create their vision, we started with all new framed cabinets with a modified overlay painted in beautiful, understated colors. Our clients were adamant about “no white cabinets.” Instead we used an oyster color for the perimeter and a custom color match to a specific shade of green chosen by the homeowner. The use of a simple color pallet reduces the visual noise and allows the space to feel open and welcoming. We also painted the trim above the cabinets the same color to make the cabinets look taller. The room trim was painted a bright clean white to match the ceiling. In true English fashion our clients are not coffee drinkers, but they LOVE tea. We created a tea station for them where they can prepare and serve tea. We added plenty of glass to showcase their tea mugs and adapted the cabinetry below to accommodate storage for their tea items. Function is also key for the English kitchen and the homeowners. They requested a deep farmhouse sink and a cabinet devoted to their heavy mixer because they bake a lot. We then got rid of the stovetop on the island and wall oven and replaced both of them with a range located against the far wall. This gives them plenty of space on the island to roll out dough and prepare any number of baked goods. We then removed the bifold pantry doors and created custom built-ins with plenty of usable storage for all their cooking and baking needs. The client wanted a big change to the dining room but still wanted to use their own furniture and rug. We installed a toile-like wallpaper on the top half of the room and supported it with white wainscot paneling. We also changed out the light fixture, showing us once again that small changes can have a big impact. As the final touch, we also re-did the powder room to be in line with the rest of the first floor. We had the new vanity painted in the same oyster color as the kitchen cabinets and then covered the walls in a whimsical patterned wallpaper. Although the homeowners like subtle neutral colors they were willing to go a bit bold in the powder room for something unexpected. For more design inspiration go to: www.kitchenstudio-ge.com
