Firstly...are you sure they are jarrah and not som other more exotic timber? If you are fortunate enough to have a genuine 1932 built cottage I say "Don't Do it!" Just look at the beautiful timber in that floor! It would be sinful to paint it. I have a 1924 cottage with beautiful hoop pine floorboards all from the day it was built. My suggestion is to have the boards sanded and polished. I would not even dare go near them with polyurethane. I have turned back the clock and used the methods of the period of the house...a mix of pale boiled linseed oil and kero. Put it on with a mop or a deck mop or a wool mop leave it soak in. Re-do and leave it soak in,,,( you won't get patches...the floors will just soak it up.) Third coat, add a bit of turps to the mix as a white ant deterrent. Then, when the floors look like they've soaked up enough, get a big old fashioned string mop...if you can find one...or use a deck scrubber and old towels...or even a wad of new ones...100% cotton...its worth it, and rub off as much of the surplus as possible...wear sox so you will notice when the sox do not get oil stained anymore. First go is a long process but you will be really pleased when the floors have had several "drinks". After that you could get just an ordinary floor varnish or oil or just a sealant. Some of the modern wood treatments are really good. Then, every so often do the boards over with your "Oil Mop". You will never find timber like that again and, in my experience, it adds to the value of the house big time. Do what you like to any gyprock and plastered walls but PLEASE love your floorboards and any natural timber...especially from that era. I've been in this old cottage for 32 years. Everyone wants to know where I sourced the "new" floorboards", and who did I get to make my silky oak windows! Hope that helps.

I am by far no expert and have very little understanding of what is logistically going to work so your suggestions have really made a big impact on the way I am seeing the plan work on site. Firstly, yes, the plan was inspired by a passive design. The house will be off grid so it is important for it to be designed in an energy efficient manner. We would like the living pavilion to have a concrete floor and the bedroom pavilion to be timber floored. This is to maximise the heat stored in the floor in the living by the wood fire heater with the mind to transfer the heat throughout the house with a ventilation system. We live on the NSW South Coast so we are a moderate climate and the block itself is sheltered by thick trees on all sides but the south. Would you suggest North facing bedrooms or south facing? The plan was for the North facing windows in the bedrooms to be highlight windows. I love the idea of shortening the house exterior by putting the living in front of the bedroom pavilion to save external cladding and hallway space. Thankyou. I will also take note to further insulate the western wall. The idea was to have a skillion roof on both parts of the house, toward the south in the living wing with highlight windows to allow the north sun in and angled to the north on the bedroom wing (with a flat ceiling internally) to maximise the north facing roof for solar. Thanks for your insight, yes I'd looked at Surfmist as well, clients seem quite pro grey so trying to subtly work their likes into the scheme as well, as I think they woule like a grey house however I think the monochrome black / white is classic and will endure the test of time longer than some shades of grey, also if they were opting for white windows may be more inclined to look at grey for the house colour however feel that the black windows will work nicer with the lexicon and tie in the black elements. I would keep the paint as it is , at least initially , but like you and Larkspur Lane Design say , concentrate on the accessories and bring in some colour that way . Just one thing -- Linkspur mentioned cushions -- you didn't . I assume the couch is staying , its practical but it needs lifting , so pick your ( or the consensus ) favourite colour , and have fun with cushions -- say 4 or 5 bright yellow ones , and 4 or 5 yellow and white chevron ones ; or purple or green or red or burgundy or . . . . . . . heaps of them , some in solid , some in stripes or 2 tone or polka dot or chevron . The larger wall ( lounge and dining areas ) I'd wallpaper in something in the similar tones as your cushions , toned down a bit ( or contrasting ) . Basically , a feature wall , with a large $200 clock and maybe a couple of small black and white prints . Some art ( I like abstract ) -- a large one on one of the other lounge walls . Maybe a rug too -- subtle or bright , just not clashing . Then you could really double down . 'This end' of the servery I'd do in your chosen yellow or burgundy or whatever , and re-tile the kitchen in similar toned tiles -- the white 'splashback' ones do absolutely nothing style or colourwise IMO . Right now , the plants are the brightest points -- I love plants , but when they are the most noticable thing , that's a worry . Work with the white , beige and grey ( and the plants ) , but use colour to lift everything .
