Comments (10)Don't doubt your self, it's a big investment so "just me being fussy" How about... New Bed 1 where current Living is (complete with fireplace) with new ensuite/robe in current Kitchen space. New Dining as in proposed new extension facing kitchen & the north-east (or possibly mirror reverse proposed new Kitchen?). Not a fan of bathroom opening directly off the new planned living area. Bed 2 moves to Bed 1 position, Bed 3 moves next to it at front & they share Sun room (maybe a playroom or study) & Bathroom opposite entry stays where it is. Take a slice off new Bed 2 for new Laundry & storage next to this bathroom. Middle Bedroom becomes Lounge (? open up or remove all/some of the walls - open plan? ) Extend Entry out toward side, build blade wall between entry & bathroom to separate it from traffic to beds & bath. "Questionable areas" - Laundry is too small - Yes see above suggestions - Are the rooms too large in comparison to the living areas - No but Bed 1 has sacrificed a lot of space for the WIR and not a fan of ensuite entry through robe. - Not enough storage (kitchen & general) - but where can we put it?? - See suggestions above? I had a look at your idea book and it seems you seek more light and open plan contemporary styling. Have you used a professional for the plan? Comments (10)ok, here's my go: keep kitchen in current location. fill in wall between living and dining room. remove wall between kitchen and living, replace with steel beams and columns. the living room becomes the new dining room, with access straight from the kitchen. Possible skylight above the new dining room. Remove doors from kitchen or replace with sliders (if cavity available). The back bedroom can become a study. Now for the expensive bit: new building on the back (choose a style, keep the calif bungalow or go modern), all insulated double glazed etc..new living area, 2 beds, maybe an ensuite if necessary. the front bedroom could become the master with it's ready made ensuite. Link the new and old with a light filled living area. An architect will do wonders here, and will probably save u $$ on a poorly designed/constructed build anyway. Comments (36)So true. And so bloody disappointing. The least effort and quickest sale seems to be the motivating factors for most agents. I actually just had a really positive experience with a lovely REA in Adelaide though! She has done a fantastic job, always transparent and honest with me and has made an effort to get me the best price. I got a fantastic offer just yesterday after 6 days on market and she's chasing up better counter offers now. I'm really lucky it's a hot market to sell, which helps a lot. I'm considering writing letters to people in streets I love and doing a letterbox drop. I figure I've got nothing to lose and I know people who've bought houses this way! Comments (9)@Kate @Chris Smith Thanks for the initial comments. Back rooms actually form part of the original structure (no lean to/additions) so moving walls etc shouldn't be too much of an issue. Don't have actual dimensions but bathroom and laundry are almost the same size, approximately 1.8 x 2.4. Will have dimensions tonight when we head back to the house. @Kate, we would eventually like to expand the sunroom to create a deck (stairs facing out to the backyard) but that's not on the top of the priority list at this point :) @Chris Smith even with the current floor plan and some adjustments made to cabinetry, we could absolutely fit an island in the kitchen - the space is actually quite big but all the existing cabinetry/breakfast bar makes it feel cramped.
