I have one sink ( from Ikea) that is 80x60cm that I use for washing and rinsing and it is wonderful. When I am not using it, i have a board ( IKEA) that fits on and makes more bench space. If you don't want to replace windows...(I wouldn't...very expensive) there is nothing you can do about the bench height unless you are very short so I suggest you let that frustration go. Maybe the area behind the bench could be a herb garden in some way if you give up trying to open that lower window. I actually think this kitchen looks good...if you just wanted a mild change, replace bottom cupboards with drawers, change all doorknobs and colour some sections of cupboard doors like an artwork. Get rid of the large dishwasher and install new sink.

Thank you. No subdivision occurred prior to us buying (still vacant at present). We do have clear access to back of block off side street. Builder is currently doing up a few rough sketches to give us ideas. Council will approve downstairs as living space, it would be classed rumpus but not approval if classed as granny flat. I think downstairs space might not be ideal for mum as not particularly private; upstairs kitchen, lounge & then adding a open deck is/will be heart of home so is busiest and nosiest and particularly if putting entrance down there too... Initial thoughts have been convert downstairs on RH as half as rumpus/guest room, other half keep as garage. Extend slightly out the RH side as enclosed entrance foyer with door to rumpus, door leading out to side of house/ path to back yard and then with stairs leading up to lounge (w/- powder room under stairs). Carport over existing driveway & then above covered deck. Extend out back for a s/c granny flat with own access, courtyard and would also have internal access by putting hall way in place of robe in bed 1. Would eliminate existing entrance and hallway and use this as WIR for bed 2. Any thoughts on this? Thanks again for your reviews.

" It is sooo tricky to get the balance right between modern and sympathetic to 70's." 100%, and if this stuff was easy, us Pro's wouldn't have a job ;) It's always ALL about balance, and when it comes to questions of what to do to existing dwellings it's probably just as much about what you don't do. You need to get the scaling , articulation and detail right. You don't want to do something that looks tacked on and incongruent with the existing. If you are extending a deck to the side on an upper level you'll need to take into consideration potential overlooking to neighbouring private space. We're currently working on a similar upper level deck extension to an existing 70's dwelling, and what we've done is use a combination of different balustrade materials (charcoal random depth timber battening & frameless glass) to simultaneously control the overlooking, focus the outlook, and achieve a balanced complimentary design. It depends on what the deck is for, is it for private use or are you trying to gain access to a view? These things will all influence the design. Budget of course will also influence what you do. The design solution ultimately should begin with responding to the function first and foremost, and then what it actually looks like will (should) naturally spring from this in conjunction with a sensitive response in balance with the existing & with consideration of your budget constraint Good luck! Hi Yatta, looks like a reno will add function, value, practicality to your home especially needed right now with little people. You need to be able to see the whole are for safety. So I have a string of questions: Which way is north and do you have shade to the windows on the second floor? How many people living there? Do you or your husband like to cook? How often do you shop? What size fridge? Do you bake: would a pantry/ appliance cupboard be ideal for your style of cooking? What rooms are next to the kitchen and are their sizes convenient for your needs? Were you thinking to knock out wall between kitchen and tv space? Do you have visitors for BBQs, parties, house guests, family gatherings: ie how many do you cater for maximum? And dimensions for the rooms. Once we have answers to those and probably more(!) then we can begin to piece together an overall idea of what will suits you and go from there into how to arrange the fittings, fixtures, how the spaces will be used, where things will be stored, how the space will function day to day, week ends or for crowd gatherings! Lots might seem irrelevant but it is not. It is essential to gather heaps of information required to glean the overall running of your home. Happy to help from here. Look at my www for ideas too.
