Kitchen revamp

I'm considering doing a revamp rather than a full on new kitchen. New cabinet fronts and bench tops plus new appliances. Is it possible to change existing cabinets into drawers? I'd love to get rid of the old hard to access cabinets. Can anyone advise on the cost implications. Is there much difference doing this than ripping out and starting from scratch? Appliances will stay in the same place and the carcasses are all good.

Less is best as the costs of a full reno will skyrocket quickly.

If the changes wanted are significant then a full reno may be the only cost effective option though. Some carcasses can be changed but the remnants of screw holes and hinge positions may detract from the 'new' kitchen. Therefore a new carcass may be needed.

I'd certainly look at doing some budgets up for the various choices then decide from there. A good kitchen place would also come up with some costings on your choices as products vary so much these days, some are quality some aren't.

Your kitchen looks decent quality so I wouldnt pull it out to replace with lesser quality.

Drawers are fantastic. If it is too expensive to turn the cupboards into drawers you could fit out the inside with pull out wire drawers etc to improve access.

I think you can paint laminate with a product similar to the one to paint tiles with. Try Bunnings etc. Another idea would be to use another layer of laminate from the cheaper range glued over the top. The edge could be covered in a strip of ply or timber glued over it. Also not sure how much zinc sheets are or their sizes but it can be wrapped over the edge similar to the French farmhouse table style with studs on the edge or flat head nails under the edge maybe but probably needs someone handy ;)) Good luck!

Hi Jeannie, Just following up with your enquiry. The real estate agent valued this property (in its original state) at $2,000,000. He then recommended to the owner to update interiors (& the rest!)- which is where we came in. Our refresh only cost the owner $60,000 for all the trades in the description. It sold for $2,558,000 on the weekend! So yes, the price obtained completely covered the renovation and staging costs a few times over! Owner is over the moon.

Wow love some of those pics Siriuskey! Thank you for the ideas. I struggle with whether to keep walkways 'clear' in this house - for example the two doors either side of kitchen and the deck door all create these weird walkways. (See arrows on drawings) Is it a smart move to 'block' them with say a couch, or an island bench, or the dining table? (See random furniture placement in pictures showing these options) I have uploaded a drawing with the current walls that we propose removing in green highlighter and showing where the current front door is. As you can see it's a wasted space and strange detour past laundry toilet and storage! I have sketched what I think you mean by entry next to bed 3- would you leave a small office room to one side and create a hallway or leave open and place miners lounge against west wall. Am I interpreting it all as you imagined?!

Actually , I noticed the discoloured drawers , and was going to mention it , because things like that annoy me -- in fact , the window surround behind it in pic 2 also looks to be a different shade . The rest is livable , BUT I do agree that a more modern charcoal or marble look benchtop would be better . The doors / handles / cupboard colour , handles are all fine . There's a bit of stainless , which ups the glam a bit -- a charcoal benchtop would add to it . What it does need though is a bit of colour . I'm guessing your tenants haven't been students or unemployed 21 year olds , but more mature families , and you want to keep that demographic ? How about a 30-35cm tall net cafe curtain across the bottom of the windows , maybe in a lighter green or red or yellow ? And it looks like a fluro tube light ? If you ( or a sparky ) can get in the ceilng easily , how about 2 or 3 LED downlights instead of that industrial warehouse vibe ?

Thanks for your ideas. Yes, slide out baskets in cupboards is the next best thing. I'll have to take all of that into account when pricing the different options. Thanks again!

I had a kitchen with a couple of very awkward spaces but found some interesting options from Hafele that made life a lot easier without having to revamp the whole kitchen.
