we need more information to offer specific advice...please clearly show the dimensions of the rooms, what are the walls, floor and roof made out of and we need a view of the roof..but what is the purpose of the raised ceiling?? unless you're prepared to rebuild the whole roof it's unlikely that you can raise the ceiling in part of the house without very expensive substantial changes to the structure of the building and it would be much more cost effective to plan an extension with a raised ceiling but what reason did the designers have for not being able to make a suitable plan for you??

I see no downstairs bedroom, so is the downstairs shower for a swimming pool? If so, I'd try to include a door to the outside, even if it means making the shower smaller. The upstairs bathroom would be a lovely luxurious ensuite, but as a bathroom it has drawbacks. There is the downstairs bathroom but needing to go to a different floor because someone is in the bath should be an avoidable inconvenience in such a generous house. How many people will be sharing the bathroom? Will Bedroom 2 be permanently occupied, or will it be something like a study or guest room? The wall between it and the master bedroom should be soundproofed. The upstairs linen cupboard definitely compromises the functionality of the leisure room. I'd put a cupboard of some sort in the area to the right of the master bedroom doorway, which is otherwise just an oversize thoroughfare. I love the mudroom concept, but having to cross a corridor to get to it when coming in somewhat negates its purpose. It looks like a useful storeroom but something just inside the garage door incorporating a dropzone and shoe bench and whatever works for you is a more practical version and the storeroom can be for things less regularly accessed. Where's the fridge? Is that the fridge next to the bar? It's too far. A kitchen, a butlers pantry, an outdoor kitchen, and you still have to walk to yet another room just to get items out of the fridge, that's bizarre. I mean I get the potential usefulness of each zone but they need to function with comfort and convenience. I do find it sad that efficiency is still not a thing, even as we approach COP26. For starters unless the house is in the tropics it should be easy to tell where north is.

I agree with comments made. You need to do a large scale plan and put all your furniture needs in place and play around with various options. You can't put a TV over the wood fireplace so this will need to be considered. Do you want to orientate your living furniture to look outwards? In which case, you probably want the TV on the outside wall too, to reduce reflection on it and have a single direction of focus. You could have the fireplce central, between the dining and living room so the heat is easily spread around. It could be a double sided one in that location. Don't forget though that the kitchen is also a source of heat. Do you want it as a free standing fireplace or situated on a wall? Do you want it also to be a focal point or more functional with the possibility of putting the winter soup pot on top? Do you want to be able to sit on the hearth on those really yucky cold days? Do you need to keep children safe from the hot surfaces etc? Work out your priorities and the location will probably fall into place. Good luck, C.

My first look was much the same as bigreaders -- its a good , relatively budget , upgrade utilising a lot of existing walls , BUT you will end up with a pretty dark 'waste of space' room in the middle ( it would have had windows on the old external wall , and very unlikely to have had any light from the roof ) . I think it is labelled as 'office' ? I also find Bedroom 4 is in a slightly strange place , as is the lounge -- well , the lounge is presumably where its always been , but then I'm guessing the dining and kitchen are where you have Bed 3 and laundry now ? So you now have the living parts spread the whole length of the house , with a darker office to navigate everytime you move between rooms . Without knowing the stuff that everyone else has asked , and also load bearing walls , I'd be looking more like maybe having the room labelled lounge as the new master , maybe add an ensuite out that side of the house rather than the other ( no idea on boundaries etc , so that may not be practical , just throwing ideas out there ) .The main bathroom maybe can be in what you call the 'office' ( probably move 1 or more wall ? ) , or more logically where the laundry is shown , adding part of either Bed 3 or the 'office' -- I say logically , as I'm assuming its presently plumbed for kitchen , so the water and waste are already there ? you may need that rear addition a bit bigger , but you'd have kitchen , a larger dining and larger lounge all there . Of course , there's all kinds of other factors , like budget , possible resale ( don't spend too much if the locality doesn't mean you are likely to get that back when you sell , unless you intend to stay there 30 or 40 years ) , even boundaries and slopes and materials and load bearing walls and whether it is on piles ( stumps ) or concrete , even what the roof is and whether you can get the right draining and even if it will look added on or not . But I do agree -- it looks like you'd spend a reasonable amount now , to still have compromises , whereas 50% or whatever more may get a lot better outcome ?
