Just a thought i would have put decking to one side and only had one side with stone and plants as putting the decking in the middle looks like a runway. Just my opinion. Black stone would look great instead of white. And painting the back bricks would have been better with a darker colour to make timber "pop" like the colour of your fence or black like the posts. Comments (4)We have an electrician in the family, so that's sorted. These are the things that the real estate agent said needed redoing before selling, he said it was the difference between high 6's & low 8's. We are one of the few single story homes in our area, which is apparently extremely sought after. No one is pulling down 30 year old houses in this suburb, just renovating or extending & sub dividing is not an option. We wanted to put in a granny flat & were turned down. Comments (3)first things first - 100% agree with Retro - don't focus so much on the nitty gritty on the cosmetics for now, rather focus on an overall masterplan for the property as you said the residence requires renovation. How you manage the stone walls to the pool is honestly the lesser of your issues here (you can deal with that one way or another depending upon certain preferences and budget............but clearly the bigger issues is the obvious awkwardness of the pool location and access in relation to the home - most likely an afterthought dropped/squeezed in the back...... what you have here though is great opportunity to improve the relationship of the interior and external spaces - this is way more important as a priority as it will make the most difference in terms of your overall living experience/enjoyment/functionality (and property value one way or the other) than the cosmetics. So if you can't see how you're are going to achieve that yourself, I'd be suggesting you best seek some Pro design consultation that deals with the renovation scope & covers consideration of landscaping /external elements/spaces that properly negotiate the site levels and better link/integrate everything in together....of course budget is always a critical factor/controller.... Comments (4)That is a lot of money to spend on a property just to sell it, so make sure you are confident about the value that you are adding, your budget, and how much renovated properties are getting in your area to make sure that its well worth doing. Sometimes original and daggy has more value to a buyer, who can then put there own stamp on the property, than a poorly considered, cheap renovation, that has been obviousy done to "flip" a property. There are thousands of paint colours that are available so the paint colours should be the last part of your decision making process. Start by considering the materials where there is less colour range such as your benchtops, splashbacks and flooring. Then work out cabinetwork materials and colours, then floor finishes. Once you have benchtops, flooring, cabinetwork and splashbacks working happily together you can then choose paint colours. If you do the reverse and start with paint colours it makes to process so much harder. With so many decisions to make, and tens of thousands of dollars to spend then it would be worth while engaging a profesional to ensure that you get the best value for your spend, and to ensure that your decisions are driven by your head, and not your heart.
