Comments (10)different councils have different regulations but i'd be interested to speak directly to council to find out their local rules and costs for the permit...it feels as though the quotes you've received have been a general price without clarifying exactly what you need...do any of the building companies come recommended by friends or family or do they offer a site inspection and detailed quote for a fee so you and they would both know what to expect...See MoreLoad-bearing or not?
Comments (1)Nobody will give you definitive advice from a photo. The only way to be certain is to get a professional up in the roof space to see if it is a trussed or raftered roof, and where these loads come down. If it was built when the house was built there won't be ceiling plaster above it. If it was added in later (after the house was built) then there may be ceiling plaster above it, in which case it is proabably not load bearing.
