Comments (12)Hi Wendy, I've had a similar dilemma from a client in Sydney and we plastered the ceiling up (similar to Dohraime's images) and it was a real transformation. You could box in around your skylights too so you don't lose that lovely light. If this is all to expensive then paint the pebbles (spraying might be the best to get coverage) and the beams the same colour so that neither attract any attention but rather they act as a neutral backdrop for the room. Comments (8)Your home does look a little tired and dated in its design and form. Rendering will not modernise it, as the basic shape and form remain unaltered - it will just look like a rendered '70s house. I would be looking at updating the windows, getting rid of your silly, narrow, decorative shutters, and replacing the georgian paned windows with something cleaner and more contemporary. This would give you the opportunity to introduce more thermally efficient double glazing. It looks like the previous owner may have done something like this downstairs? The decorative brackets on the verandah posts should go. Then clean the roof tiles, possibly reseal the roof, and paint the gutters, eaves and trim. However the biggest difference you can make, which gives you the most bang for your buck is in landscaping your blank canvas. If you spent the cost of rendering on engaging a local landscape design professional and getting some semi-mature trees established then it would transform your house. Comments (5)You are on the right track with the Monument garage door, and possibly changing the glazing. I wouldn't tack on anything to the brickwork as it will always looked tacked on, and won't go with the rest of the house. Nothing worse than making a "feature'" when trying to conceal something - it just draws attention to it. Continue to make your porch and entry the feature which draws your eye, rather than distracting it with a feature garage wall. Where do you start and where do you stop when applying a cladding over brickwork? The rear garage wall can probably be seen form the neighbours front yard, so how far around the corner will you need cladding? It will need to be carefully resolved and detailed around the window sills and reveals. A better bet would be spending the money that has been earmarked for cladding on landscaping instead to the front of the garage with some dense, ever-green shrubbery. Comments (9)Always, always these things/decisions/projects will come down to how much money there is to work with.........don't underestimate the knock-on cost effect of renovation..........the thing is, does the house need a complete overhaul anyway? If so then potentially there is opportunity for reconfiguration, but don't be surprised with the general scope of what you are thinking about will equate to $300K for pulling the whole thing apart and putting it back in a similar but different format within the general existing footprint .......if you are thinking under $100K then really the only options are strategically consolidated refit updates to critical areas without any significant structural changes.........
