Comments (12)Most sinks are too shallow rather than too deep. The depth is where you really have to know how much room you need as well as overall size. Maybe I'm too tall...lol. Comments (7)A new footprint is the best answer. As okloiuse said the existing dining area can become the kitchen. This allows for good flow of foot traffic through this busy area and access all round the kitchen if you have an island. The area is not big but if it is well thought out in terms of storage it should work really well. Your biggest cost will most likely be in moving your plumbing fittings and electricals especially if you have a concrete slab floor. Opening up the doorway between living and dining areas would make the room bigger but may require an engineers report. As we do not know your budget these may be costs that are outside your current budget. Comments (27)Having helped my mother in law with her shower room (she has MS) and helping a friend who just broke her leg ... the bigger shower is a great decision, but I wouldn't build in a bench. down the track if she needs to sit to shower, she will probably need a shower chair with arms to lower herself up and down and to be able to move it around if someone is helping her shower. then anyone else showering can just take it out and enjoy the bigger shower!...See MoreHelp please ......design has come back way bigger than requested
Comments (16)If you need to achieve a home generally along these lines, seriously, don't bother trying to customise some form of layout with a drafty or any form of designer. Practically you have little choice but to try and find something suitable with an off the shelf plans, (or version of) available with one of the volume building companies, some of which can be quite helpful with working through this process, but you have to accept a certain "formula". It's the only way to achieve something of this scale for that type of money. For what it's worth, generally you'll find most draftspeople have no idea about designing to budget - it's not what they do. They are a technical drawing service, nothing more nothing less and unfortunately over the years we've been doing what we do, we've had countless of examples of projects come into the office that have resulted from people trying to get a draftsperson to design something to budget thinking it's a cheaper road, only to be bitterly disappointed once the builder has come in and delivered the bad news, and then they're back to square one & we have to pick up the pieces somehow. This is why it's so important to have a robust discussion about budget limits as the first part of any conversation around a building project, to minimise wasting time and money going down path that will prove to be somewhere down the line unrealistic.
