Comments (36)It is unfortunate that Ficus Hillii hybrids are being pushed by landscapers. The root system of all ornamental figs is bad. The Flash variety is just a smaller version of Ficus microcarpa which is a massive tree. They ALL have roots that cause severe structural damage to homes, pools, driveways, walls etc. As a very experienced garden designer, I have seen too many instances of considerable structural problems caused by this plant family. Comments (10)You have an awkward space to furnish as it is long and skinny, with some of the width needed for circulation and the opening of the linen cupboard doors. I would start by working out where the TV is going, and I think that there are only two logical spots: either against the bathroom wall, or under the air conditioner. Once you have decided the TV location I would measure up some couches and cut out the shapes to the same scale as your floorplan - as moving bits of paper around on a floorplan is easier than moving furniture in real life. I don't think that an L-shaped arrangement like you have in the photo will give you much flexibility, and will visually divide up the space. I might start by looking at a compact 2 or 2.5 seater couch, and a couple of compact armchairs. Don't look at any furniture that is overscaled for the room (think apartment living rather than mansion living). Lounge furniture with legs (such as in your photo) looks visually lighter so should be on your shopping list. Comments (5)There are so many ways to achieve this but it all comes down to the existing structure, the orientation and your budget. Ideas are cheap, but are they relevant to your situation and home? Do your research, look at your finances now and in the future, and live in your home for 12 months to understand how it works (or doesn't work) before investing in thousands of dollars in an expensive renovation that may not be the right thing for your new home. Old houses often have lots of infrastructure issues that need to be addressed, like gutters, downpipes, storwmater, sewage connections, electrical rewiring, insulating etc which should be considered in conjunction with your finances and any proposed renovation. Comments (11)Hi Jane Have you considered turning the bedroom beside the existing kitchen into master. That room is slightly bigger than living room. The existing plumbing in kitchen can be retained and turned into ensuite to save you a little cost. The front living room can be closed in to become a normal bedroom. You can make this room proportion by reducing and placing back to back robes sharing with the existing bedroom beside. Kitchen can be in the middle where the dining currently is with bathroom + laundry located between kitchen and the external wall. That way you are retaining as much existing plumbing location as possibile. The current family and a good portion of the existing kitchen can now be a combined open plan which will work well with the new kitchen locatied centralised in the house.
