Thanks kirstensomers, first up I'll take it that North is to the right of your first picture. A few other thoughts pop to mind: You're being very kind to neighbours if you put a bed along the pool fence as I figure you can't actually see it much from your house. I would suggest letting the pool fence run to lawn. You'll get enough sun to do it as it's facing east. You have to mow that verge anyway, and it would be great for guest parking! You could focus your efforts and $ instead on doing both sides of your lovely wide driveway. I would never usually say this but I almost feel as though the tree closest to the driveway should go. It doesn't provide useful shade in that position. It partially blocks the view from that balcony. Also, the two trees on that side make the garden seem very unbalanced. A single remaining tree could claim its rightful place as the magnificent feature tree. If you went for the chop on one tree it leaves you with a nice amount of space to plant beds on both sides of the driveway and allows for better views if that's what you prefer.That's option 1. For option 2 you could of course take the opposite view and decide to balance out those two trees by planting one large tree on the other side of the driveway! It all hinges on whether you prefer looking into the tops of your trees or prefer looking at whatever you can see from your house. Personal choice for sure. Either way, the driveway would get morning and midday sun. The sun would reflect off the concrete. I'll bet you score the sea 'breeze' there too. Tough gig. I'm with Timandra Design and Landscaping as this is the perfect environment for natives and those that act like them. As to plantings? Option 2 is easier. What type of trees are they in the picture? Plant one of them then under plant with hardy dietes or agapanthus until the shade grows in. Option 1 opens up other possibilities. Modestly sized trees would seem to be the go. Rows of Callistemon King's Park Red marching up both sides of the drive attracting all the birds? Olive trees for their silvery foliage? Once you have decided the area and height for plantings you can go to some fine nurseries that specialise in natives and their mates. Nice way to spend a couple of hours! Hi Sally, not sure where/how to message you other than here. LOVE your house! It is going to be beautiful! - Looks very much like you are going to have to do the same sorts of things that we have too. ( BTDT with the lifted floorboards and view to the ground!) Is your house on sandstone piers too? In our case we did not have to do anything with the internal piers but we did need to lift one side of the house by about 20 cm. We haven't had to remove all our wall cladding as you have done. And we were lucky - the only remnant of lathe and plaster was a small part of the hall. And we are lucky with the ceilings too We haven't had to take them our as you have. And as they are so high we can plaster over where we need to repair - even in the hall where the fist sized crack in the ceiling has closed as we hoped it would. Your boards look magnificent - will you be able to relay them once the restumping is done? I would imagine that they would be hard to replace. Your place is the total opposite of ours though for all that they areboth old country homes. Ours is a cool climate house - located in the Huon Valley (Tasmania) - and big - 24 squares (with an additional 6 squares in deck). Not sure off-hand how big our block is, - but certainly not 1.25 acres! Large block by today's standards though. Tucked into the back of the block since it was originally part of the larger church grounds. So, as is unusual for a house of it's type, the front yard is much larger than the back. There are other similarities between us it seems. (It is just us at home too ...though in our case the pet is a rather senile feline! ...and as to how we came to be restoring the largest house that either of us have ever lived in at a time in our lives when most are downsizing, - well that is another story!) Our latest project is the repair of the bay window in the lounge...(when I say 'we are doing this' - I actually mean that HE is doing it, and I am providing help in the form of lots of encouragement! Must get my act together and post some of our pics. Will you keep putting yours up? I would love to see what you do with your house.

on top of the other comments made - do some judicious pruning of the existing bushes and trees - particularly the larger one at the rear on the left. Making bushes and trees more compact by removing stragglers and "outliers" makes for a much neater appearance - and the total cost is a pair of pruning clippers and possibly a saw. investing in a bunnings blower/vac may also be worth while re cleaning up leaves before each home open. Legally you can trim branches overhanging from your neighbours property onto your property - but not past your boundary. any sawn off limbs do remain the property of your neighbour. Probably not a good idea to throw it back over the fence however as it may engender ill feeling. without seeing the overhanging branches - I am not saying you should chop it all down - but perhaps some removal of excess branches to reduce the amount of leaves falling onto your property. Remove all weeds, consider adding 2-3 large rocks into the garden areas - part buried to make them look as if they are natural rocks jutting out. make sure you have something to hang your garden hose on - neat and tidy is the name of the game. and make sure all your garden tools, fertilisers, etc.. are out of sight. The trick is to create the subconscious impression that the gardens are maintenance free. A lot of little things add up to a big difference. removing all cobwebs is a big plus. no one will notice the lack of cobwebs - but their presence is another story. clean/replace any corroded taps, remove any fly poo that is visible, is your roof visible? if so, clean it - get the leaves off. Chimney? repaint. polishing wood inside, cleaning windows, replacing dead or dirty light bulbs, replacing tired lampshades...etc. think of it as rejuvenation rather than renovation. make sure gutters are clean - they may need a paint or part replacing if corroded. same with downpipes. clean all accumulated dust. Repaint the low brick wall on the left under the fence - a nice fresh white - make it all "shine". I used to do landscaping/gardening - with a particular focus on helping people prepare their homes for presentation when they wished to sell. A bit of elbow grease goes a long way to bringing in the offers. fresh dark mulch can really improve a garden - ask your garden supplier which one will fade the least. Don't get anything too fine as the wind can blow it around. spend the time to first dig any edges down at least 75 mm before putting the fresh mulch on so that sand doesn't come through. think about how much preparation you want to do before each home open though. If you put down black mulch - there will be a lot of work getting leaves off it each week, otherwise it would be best to not go down that route. Ants? if so - get the ant powder out. otherwise they bring sand up and mess up the nice dark mulch. and... clean those windows again. best of luck

Strong geometry, cool blue and glass and a plain lawn background. to fill the diamond with bush is going to cancel out its strength. But something different to the slightly sterile design compilation … if the finance is there, get two or three massive raw rock slabs and one spectacular architectural tree. resist going vertical .. layer them horizontally to slightly overlap or break the hard lines of the diamond, but not to obscure it. Then choose you vertical with a sculptural tree. There are vertical cherry trees with spectacular autumn colour which would contrast with the rocks (texturally), and be floaty like the water in the pool…. whatever the tree, lift the foliage up from the soil level, and underplant with jut one kind of tight low ground cover, even moss (if your climate can support) or ground hugging juniper that you can train inside the diamond. This combination of elements is rich for the eye, softens the geometry, and adds interest which is lacking right now. The place for shrubs and grasses and palms is to border the lawn.
