@urj123, Cricky!!! I knew you were going to ask that, after I looked at the sample I had that was full strength ha-ha.....AND I re-read you post and you wrote quite clearly 1/4 strength!!! I will return to the store, AGAIN, ha-ha and ask for 1/4 strength. All jokes aside, I think 1/4 will probably be real nice, as I didn't dislike the full strength but too creamy for the ceiling. My daughter actually painted all her ceilings the same colour as her walls with Hog Bristle but all the experts seem to say that a ceiling should be white or at least traditionally its always been white and I like the look of that too. I won't be back in town until next week but I'll keep in touch when I have the sample in my hand. Hubby and I are hay contractors and are at our most busy time being in tractors for many long hours but we are nearing the end and then I can take a breath and turn my focus back onto the home. Actually have 80mtrs of edging or capping tiles around the veranda to do and then the same amount of concreting to do on the 1.8m wide veranda and then we can get the colourbond roof on the house and during the cooler months, we can start to lay the limestone bricks, so there's plenty to do on the home!!! Good soil + strawberries and herbs + pig face + myoporum purpureum + succulent/cacti + paint a beautiful colour (with excellent surface preparation). All and any of those will take interesting but ordinary, which you currently have, to gorgeous and eyecatching. Go for it! May the force be with you! ;-)

A new footprint is the best answer. As okloiuse said the existing dining area can become the kitchen. This allows for good flow of foot traffic through this busy area and access all round the kitchen if you have an island. The area is not big but if it is well thought out in terms of storage it should work really well. Your biggest cost will most likely be in moving your plumbing fittings and electricals especially if you have a concrete slab floor. Opening up the doorway between living and dining areas would make the room bigger but may require an engineers report. As we do not know your budget these may be costs that are outside your current budget. If it is something you wish to do get some prices in so you know how much you will require for the full project. great advice above. Good luck

You could try Wet & Forget on the driveway. You can buy it ready to use and attach it to a hose or buy a bottle that you dilute to use in a sprayer. I have used it and it works - slower than water blasting but it won’t damage driveway if it has some damage? I can’t quite tell from photo if that’s grass clippings/mulch or broken concrete on driveway? If you use it be careful not to spray garden bed. I live in FNQ and we planted seaside daisy - doesn’t need watering but it also won’t die from our wet season. It’s a ground over and spreads out beautifully in a courtyard area that’s get a lot of sun. Just needs a trim from time to time. I see you have Rio (purple green ground cover) which you could separate and plant down the path but it does like water. Maybe for the fence you could try attaching lattice to it and plant another passion fruit vine to help cover the whole fence. It does look like you need to get rid of some woody parts of the passion fruit. It’s a tough plant and will enjoy a bit of pruning. We had one that I thought had died last year and it has returned with no help from me. Be careful with the heliconias and gingers ... they can get out of control if you don’t stay on top of them. Anything tall will cover your fence but it will also cover the passionfruit vine which obviously loves the spot it’s in. Good luck!
