Comments (4)If you were looking to sell the house soon after renovation then I'd say it's important to get a feel for what the market wants, but it sounds as if you're planning to live in your home long term, and if that's the case, plan it to suit yourselves. Chances are, a new kitchen will be needed if you sell 15 years from now anyway. But I'd also be considering your dining table - can you see it from the kitchen? Comments (4)I would be careful spending money on a bathroom renovation just prior to selling. You will need to do your sums and research carefully to be confident that the $15,000 or so spent will result in a better return for your investment. If it was my only bathroom I probably wouldn't want to live there during the renovation. As it is a small 3 bedroom unit in an outer suburban area then the household will probably be a smaller size, possibly a couple, or downsizers. Less likely to be a family with three kids. A smaller household would probably prefer a wider vanity and more storage than an extra toilet. If I was selling I would keep the current arrangement, replace the cabinetwork and mirror, improve the lighting and give everything a good clean.
