Can i have some opinions on my ground floor lay out please?
Comments (9)Switch the front window and your side entrance door, this way your door is visible from the street. Then turn the window in the pantry into a door to gain access more directly to your kitchen, a closet and maybe a bench for gathering items on the way in or out. It looks like you have to go up a small flight of stairs to get to the door, otherwise I'd say put the additional entrance on the cellar wall on the left of your plan. Depending on space you may need to slide this new mud room entrance to the left and you might have room for a longer closet along the pantry wall and a bench opposite the closet along the outside wall. You would lose the cellar but I am not sure if that is another storage area or access to a basement. Just some ideas. Really like the rest of the layout. Comments (5)Personally, I'd go with the grey glass splashback because I'm a fan of a more subdued colour scheme. BUT, from the information provided, particularly your collection of red kitchen appliances and the colours selected for your pendants and bar stools, I think the mosaic tiles would suit your personal style more. And the remainder of your kitchen is fairly neutral. The only minor issue is that with mosaic tiles, there is more grout. Comments (29)Hi @sophie0lm Congrats on the developments in this plan. It's working much more successfully for the orientation of your site. It's great to see you've taken on feedback and pushed the design to improve it. A few observations: 1. I agree with comments about the study nook. I would make that a storage cupboard for umbrellas, shoes etc for leaving and departing at the front door. 2. The view both into the master bedroom and guest toilet from living areas is not ideal. I would suggest turning the toilet room 90 degrees clockwise (so it's long wall runs along the back of the stairs). You should be able then to have a more private entry to the toilet and master bedroom - and I would even suggest having the internal entry from the garage at that point as well, so that cleans up your entry hall. 3. I would consider pushing to improve the whole WIP / Laundry / Linen arrangement. The WIP is quite detached from the kitchen. There may be something in mirroring the whole kitchen - so the entry to the WIP is then where the fridge is, and it sits behind the kitchen, rather than off to the side. The linen will then sit where the WIP, and having a solid wall to the deck so you can not see into these service areas from your deck and living space. 4. I would also suggest putting a wall up along the back of the stairs upstairs so the rumpus can double as a fourth bedroom. Comments (18)Hi Amir, thank you. Yes, budgets are usually an issue. There is no real issue with having the kitchen as above to minimise moving plumbing and electrical - I totally get that. I like the addition of an area that denotes an entrance foyer, as in the above sketch. I don't know the style or era of the home, but privacy screens are a great way to delineate spaces without putting up walls. For example, the back wall of the 'foyer' could be a privacy screen and also between the kitchen and lounge areas. Laminex has a great range of indoor and outdoor privacy screens. Also, could you make the kitchen island big enough so you can dine there too? Kitchen islands can be two levels, one for cook and prep and the other for dining - or the same height and use bar stools. I think this also comes down to how you like to eat, whether you entertain a lot and whether you have kids. This could mean you don't have to use space for a dining table or just have a smaller, round table for four in a corner.
