That tv sounds huge! Are you planning on keeping both fireplaces in the room? How are you planning on laying out the furniture? Would it fit between chimney breasts maybe in a built in cupboard? Is replacing the tv with one that fits more easily an option?

I agree leave the wall, and trust me having done up a ground floor Victorian flat in London these older type properties when you start hacking down walls you uncover sooo many issues and you'll start thinking why oh why did we do that.. and I'm glad you wish to keep the chimney breasts as A being in a semi can cause a problem if shared by next door they can create noise issues when removed and B Living in London you will find laws and regulations might prevent it and can come and bite you..leave the wall put up the massive TV on it and enjoy a nice sitting room and cosy fire with a big sofa that is custom made having saved a shed load form not knocking the wall down. Put in a real nice galley kitchen leave the wall as that's cupboard space, and who wants to look at dishes just shut the door do them the next day.. don't knock down walls just leave it it looks like it has a nice flow from the floor plans.. save money and time just buy a great sofa !!http://onvacations.co/curved-sofa-for-bay-window/ sit back and enjoy !! ps and get a decent coffee table or chest that stores blankets extra pillows and you can put your feet on.. hope this helps..

Hi Danielle, Thank you for your comment. I might have not clearly told my plans in the home extension project. The plan I had earlier attached is my current house layout. I am planning to do a rear extension 4m by 5.8m. This will become the new kitchen, Our existing kitchen is proposed to become a study and utility. Our dining and living rooms stay as is - with the only change being the removal of the wall in between.

Our design dilemma really is 2 fold -

Should we swap our dining and living rooms OR leave it as is ?

If we leave as is, where should the TV go - in the area where we have the bay window OR wall hang so we are able to create a nice sitting area near the Bay Window.

Please see attached the proposed layout after our rear extension.

We are already considering changing the door in the living room so it doesn't cut into the room. Great advice and reassuring to hear the same from you, Thank you :)

If the existing dining room will come off the new Kitchen extension then I would leave the wall in and use this to have a media centre built against it to house that fantastic size tv you have. I think using the bay will provide fab seating space providing it is big enough to give you long term comfort to say watch a movie.

However I think if the wall were removed and the dogleg in the walls from the hallway wall and current lounge wall sorted in some way then the tv could go between the fireplaces with a decent size couch opposite lounge. The door way to the lounge could be moved along the wall to different position, I would then use the alcove nearest the bay for a bookcase and use the bay window for a reading nook of some sort.
Again only my ideas hope this helps.

Looking at your proposed I would personally consider putting kitchen into dining room and use the new extension for the living area. And use front room for dining maybe opening this up to the hall partially or with double pocket doors.
It’s just I think here I would like to make use of the less restrictive space which will be the new extension as living. But it often is hard to know all the little details of the space and your life that are informing your decisions.

Sorry for late response but I’d be inclined to agree with Emily. You have no direct route to the kitchen and when you get home with a large shop you’ve got to navigate through the dining room past the table to get to the kitchen with all your bags. As she said we don’t know how you live but if you spend a lot of time in the kitchen you may want to include the living area into that space. How often do you use the dining table/space? Is there a breakfast bar in the kitchen that can be used for everyday dining?

I agree with Danielle, would rather get to kitchen easily. What are the dimensions of current dining? And is it possible to use chimney for ovens perhaps? I don’t suppose it’s big enough for a cooker? If you did that though I personally wouldn’t have bar stools in kitchen though since people sitting get in the way of moving around freely. If you did have that set up I think you’d need to use the new dining room everyday which means it needs to be easily accessible. Which in turn means the kitchen really has to be well laid out. ??
