Comments (5)Good question. I extended a home upstairs and the stairs were a pain at night - particularly with young kids - because we could not afford to put a toilet or full bathroom upstairs. This meant so many trips up and down that we eventually thought that if we stayed in the house for many more years we would have to shell out for a bathroom. In the end, we left. Comments (3)If you've got space, it will always be most economical to go single level. Going up will have a premium due to lifting of materials, access and safety for trades, as well as extra floorspace for stairs. But there are sometimes good reasons to go up - if you are wanting to get views, or you have a sloping site and are utilizing the undercroft. Some other cost cutting measures are: -have a simple floorpan ie rectangular, and -understand your levels ie get a site survey -material selection eg. lightweight cladding (timber, steel, fibre cement) rather than bricks and render.. -chose standard sizes for windows, doors, wall panels. A lot of modulation is done on 600mm increments. -orient the building to the north, so you harness passive heating and cooling effect and reduce running costs. Comments (19)I wouldn't class myself as a conventional person , but this seems slightly weird even to me . The bedrooms don't seem all that big , both bathrooms seem crowded , the powder room seems weirdly placed -- in fact , there doesn't seem to be a toilet in the en-suite , but there is one in the 'kids bathroom' . That means you are going out into the hall at night to get to the toilet , while if theres someone in the bathroom ( especially if using the toilet ) then everyone else is held up , not to mention possible odours haha . The powder room WC will potentially be dark too . Even things like having the theatre at the opposite end to the main living I can't quite understand , similarly the Master in the middle , and then Bed 4 works but seems slightly oddly placed . Then you have a study that is open ( makes studying more difficult and/or saying you want to make sure they are doing something ) , a wall added that sort of works but means you have a hallway ( wasted space and $$$ ) that doesn't achieve much . Some of your choices imply you had a list of wants and nice-to-haves , and made sure you included everything -- I may be wrong , but I think you would/should have prioritised ? Oklouises plan makes more sense to me , looks more flowing , but may not be what you want and/or may not suit you ....See MoreRebecca Smith
