Comments (8)We are doing this right now, but a larger house. We went for a steel framed home. We have had fantastic support from the kit home company which has been invaluable. Have you built before? We hadn't. We did the roof ourselves, but would recommend outsourcing it if you have the budget. Get recommendations on all tradespeople if u are doing it yourselves. Comments (6)Hi Sabi, You have a great light kitchen with lots of window, so be wary of darkening the effect too much if you like the current feel. As all your existing storage is concealed behind cupboard doors, to add an extra dimension to the space, you could consider some open storage for display of all your 'nice' pieces. Your kitchen looks to be a traditional style, so it would be easy to find a tall (or even a bench height unit to give you more space) that fits in with your scheme. See the image I have attached below. Misshayley's suggestion of a glass splash back would work well, just remember that the colour of the year (Masala) may be "on trend" now, but designers rarely advise you go with on trend items that are expensive to replace. You could then select a few accessories to display in the kitchen area that carry that colour through the space. Perhaps a feature wall nearby painted in this, as it is less costly to repaint if you tire of it. Add some greenery to the room for a fresh look & great contrast with the Masala. Comments (6)Thank you for your questions. North is top of page. We’re in Brisbane Qld. Breezes come right side (bathroom, rumpus, Bed1). The western sun would hit the master room wall (without the deck) There would be a 1 mtr eave but we've considered more insulation to compensate. And yes good point about bathroom. It was newly renovated before we bought. It is definitely the “spanner in the works" as that's the best corner for breeze and sun. But moving would incur the additional cost of a new bathroom. (And also where to put it. Would require change of staircase) So it would have to be worth it. Any suggestions for alternatives? the alternative is double internal garage. But we’d have to extend out under the deck as it doesn’t leave much space so external double garage (as in pic) is prob more reasonable. That leaves us a a lot more room to play with down stairs. But no lock up garage security and storage. And yes council should allow. (6m carport) It’s quite common in this area, however we'd have to look at the details of sizing and suitability. We have 5.912mts from edge of deck to front boundary ( 7.812 from edge of house) I'll upload another set of plans with clear dimensions but FYI bed 1 & 2 are 3.6 x 3.6. Comments (18)Hi Kim, Re other comments that have been made on the northern orientation of the house, this does seriously benefit the performance of the dwelling and energy savings no matter what climate you are in. If your preferred aspect is north east, you can still acheive this by stepping the plan rather than angling it. See my rough sketch below. Laundry and office could be interchangeable but with the laundry as I have shown it, you will have outdoor access to an area that is away from the front door. If you can keep your plumbing together, that helps with keeping the cost down but this is not fully aceivable with having separate wings to the house. I'm assuming you want to keep the kids play room as far away as possible so keep that on the north west corner. You can get some afternoon light into the living space via the kitchen or a skylight if you want that. You could swap the dressing area and ensuite in the master bedroom to give sound privacy and allow a bigger window into the ensuite that is not onto the outdoor living area. Also, that could give access to the ensuite from both sides of the bed but keep the plumbing off the bedhead wall. The toilet could be nearer the room entry too for quick access when needed. If you are in a hot climate, for bed 4 have the main window facing south but west if in a cool climate. Alternatively, a corner window might work. Put larger overhangs to the north that suit the sun angle to allow sun in for the cooler months and keep it out in the warm months. East and west, control the sun with window sizing and placement and screens if desired. Good luck. Christine....See Moresiriuskey
