Design Dilemma Bathrooms

Add additional bathroom

I am looking at buying this property which has only 1 bathroom. What is the possibility and cost of adding another bathroom. I was thinking of it could be added by combining the space of the laundry and the built in robe of the bedroom next to it. The bedroom will get smaller, however it's a good compromise. Please let me know your thoughts

This property looks like an apartment. If it is then the floor is probably a concrete slab, possibly with another apartment below. It is a big compromise to lose a laundry and a built-in-robe in a small apartment which will affect resale. Everything is currently already tightly planned, but your biggest problem will be the new sewage connection for a shower and toilet which will affect the slab, and any neigbours downstairs.

So without more information about the floor material, the type of builidng, and what is below than all of the above is just speculation on my part.

I’d really be questioning why you need two bathrooms in a two bedroom apartment. I would think that losing the laundry facilities is not a worthwhile compromise if it means you will need to use an offsite laundrette. The bedrooms are already small for queen size beds. Losing any further space will make it difficult to furnish and it will probably feel poky.

No-one seems to have brought up what , to me , seems like the second most logical suggestion ( admitttedly , without knowing the planning rules ) . The logical still seems to be to sell . Failing that , I'd look at extending the study , taking in the courtyard , alter the internal door ( suggestion - a single door on the 'right' side of the existing study doors area ) , add an ensuite ( relatively easy as the existing bathroom is just through the wall ) , and make that room your master bedroom with en-suite . Move the ranchslider , or add a roof to floor window , to get natural light into the new master , and possibly add a skylight or two above the dining room , as it will lose the ranchslider . Not perfect , but if you go up it will be costly , there are engineering issues , matching materials , new roof , all sorts of logistical problems . 'My' suggestion cuts down outdoor space , and may exceed the building to land-size ratios , but its so much easier building , engineering , roofing , plumbing and materials matching wise , gives you all or most of the space you are after , so IMO way more bang per buck . Having said that , only you know your priorities , budget and what you are happy to give up to gain .

that's a relief i thought you meant two sinks for the washing machine and a third for hands! my suggestions includes a separate laundry cupboard with either a drop in skinny tub with underbench washer or stacked washer and dryer with skinny tub and bifold door, a double walk in shower with grab rails and low down taps that can be reached from outside with an overhead and handheld shower for showering while seated...rotate and raise the toilet higher for a little more comfort and privacy and add a grab rail with integral toilet roll holder, wall hung vanity for easy access for extra towels, toilet paper and toiletries and so slippers, floor mats, waste bins and scales etc can be under the vanity out of the way when necessary, mirror doored wall cabinets and an extra shelf could be extended across over the top of the vanity and toilet for more counter area and there's just enough room for a small shower chair (used inside and out of the shower and much better and cheaper than fixed shower seat), several easy access locations for towels and don't forget clothes hooks on the back of the door

We had a similar problem on our home, in that our front bathroom is very small. I know that my idea doesn't exactly meet your definition of not being an extension, but would you consider adding in a box window to your bathroom (this could make it 900mm longer), then you could add in a bath into this area, and reconfigure the remaining area with a shower, toilet and basin/vanity. It would only require a small concrete pour for the foundations, you may be able to use the bricks when removing the outer wall for the base of the box window, and you needn't change your roof?

A second bathroom would be good on the top floor. You could also reconfigure the existing upper floor bathroom. Move the hand basin. Have a door on the hallway side, and close up the existing door from bedroom and put the basin on that side next to the toilet. Then it will be accessible for all occupants without walking through someone’s bedroom.

This is an apartment building with concrete floors. I more so was looking at having at least one additional toilet. So not getting rid of the laundry, but re-arranging that space plus the built-in from the bedroom. So say a toilet in the laundry

Well before you decide to purchase think about how you would react if the people who lived in the apartment above knocked on your door one day seeking access for their plumber to your apartment to run a sewer pipe from their new toilet through the ceiling of your wardrobe and laundry? You may have really nice new neighbours who don't mind hearing when you flush your second toilet....

Would reconsider buying as limited to what can do in apartments So you need to have what you want before purchase
