Hi we are a Samsung and Daikin Dealer in Sydney. The screen looks great by the way. The reason you need space in front of your air conditioner is that when the air can't get away in front of your condenser (outdoor unit) it will come back onto the coil and the system will go out in high head pressure. It will not damage your system as this prevents that, its a safety mechanism. It will just mean on the hot days your system will just shut down. I would just test it out on a hot day to see if does shut down. It is hit and miss with the amount free space in front of your system. If it does shut down, you can get louvres for the outdoor fan to push the air up or just open up the screens in front of the fan.

HU-624382943's comment about speaker placement is important. As far as quality listening goes (whether you like listening to music seriously or want to enjoy fantastic sound when watching movies, you want the speakers on the narrow wall (pointing towards the set of paned windows), not on a long wall. The challenge, of course, will be to get them sufficiently spaced, since you have the bookcase on the right and the cupboard (with or without doors) on the left, as well as the door to the room itself. (That door looks uncomfortably close to the cupboard doors, incidentally.) Unless you choose to suspend your directional speakers from the ceiling – which could be an option – you'll probably be limited to the width of that central section of wall, i.e. immediately to each side of the TV.

i don't understand all the concern..(obviously won't be cheap or easy and probably needs an engineer to design the frame) but the firebox probably weighs no more than 200kg (less than a bathtub full of water and a bather) and the flue is suspended from the ceiling or a power flue can be directed through the wall or floor ..the challenge will be finding the most suitable brand and model (preferably zero clearance) and keen tradesman to organise the steel frame as the timber shelves are only decorative not structural ...we have a 250kg corten steel courtyard gate that is only suspended from steel hinges and they not only hold the weight above the ground the door also has to move...consult the manufacturers who should be able to give more specific advice

how long do you want to live in the house? could an external extension to create an alfresco or a separate small room be useful or can you rearrange internal spaces?...the structural costs for an extension are in removing an outside wall and changing the roof, floor and ceiling to create one bigger room and an extension would also reduce what i expect is a very small outdoor area??.... ...we've spent hundreds of thousands for one extension that only increased floor area by 6sqm but that required the whole roof, the walls and floors to be lifted and replaced but we are very happy with the results despite the cost...post a floor plan to invite ideas that might clarify options and keep in mind that renovating a kitchen and bathroom could also add another $50,000 or more without extending the building
