Comments (3)depending on the ages of the kids, as they get older, own rooms become very important. Especially when friends are over. It seems a waste to have a bedroom as an office AND a sep media room . Working from a laptop means you can basically move anywhere in the house. I get that some people prefer a large screen, though I would not think that would warrant 2 kids having to share a room. I like the overall layout and agree the bedrooms look a little on the small side. I would consider dropping the media room for larger bedrooms. As the kids get older, they tend to watch most TV and movies on their laptop or tablets and it's rarely together. You guys may be different though....See MoreHelp please! Comments (20)my suggestion would be to keep the new kitchen in proportion to the size and scale of the whole house so i prefer option 2 with cabinets only as high as the top of the window, tall narrow fridge (less than 80cm wide) next to the back door with wall mounted mw and wall cabinets all round, no tall cabinets, more counter on the fridge wall then stove, sink and dw along the window wall to make sure that there is counter on either side of the stove and sink and locations for a toaster, kettle and other appliances..but exact location of appliances depends on budget and sizes of all the cabinets you want to use.. but, if you plan to remove gas in future, why not start with electric appliances and best insulation ready to add solar power at a future date? ...eg check out the electric air sourced hot water heaters and consider an electric flame heater for the kitchen fireplace and save the gas heater for the hew rear living area although it may be possible to have one heater with hot air connected to the other rooms with an in roof ducting system and, if you have long term plans to alter the rear lean-to research options for renovating the whole house and then plan all the work in stages...eg i would have the new laundry/bathroom next to the refurbished bedroom (master suite?) and have the future new rear living area with the north aspect...See MoreHouse Extension layout dilemma please help
Comments (33)Thank you for all the references, all those images are very useful. I've updated the plan to include the directions. The views would be towards my backyard which slopes down gently towards the north side, at about 5-10 degrees I would say. The balcony is an open space, not enclosed, but has privacy screens on both sides. I live in Sydney so the climate is generally quite warm. I've also played around with a few more concepts, rearranging the Study, ensuite and Walk in wardrobe. This makes use of the hallway in a more dynamic way, allowing it to be a bigger study if the pocket door is closed, or a thoroughfare out to the balcony when the pocket doors are open. However, I don't want to ruin the flow of the house for the sake of using every last square meter as there is enough space, I don't want to make everything feel cramped by getting rid of the hallway. For the purpose of imagining a different space, I've removed the stairs for the moment. Let me know what your thoughts are....See Morehouse layout help
Comments (6)Hello Andrew, Quite a few important questions first: where is north? how many people in house or likely to be? Its it your forever home... if you could later add extension for another bathroom and living room? What sort of cooking do you do and how much food do you like to store? Do you have house guests or would like to?.... More yet....... but most important is north and people! I like your idea of the bed 3 becoming living but it maybe small? Need dims..... Could you use drive for car parks and not the whole side of house to get to the stable... no sorry garage! Enjoy the garden space rather than wasting it on a driveway.
