A house in Penguin Tasmania overlooking the sea with privacy an sun problems using a dark neutral based film showing one sheet of glass done an one with out with the second picture showing the glare reduction on the floor as a comparison . This demonstrates little reduction in quality of views overlooking the sea but offers many benifits to the customers with out having to close blinds / curtains etc. The other two showing the full reflective film on a commercial shop front with views from both inside and outside as a comparison . ( please note; taking photos facing windows will often result in misleading picture quality due to any glare present , thus resulting in misleading darker looking window views than what normally results from using most tinted films .) The actual light reduction difference between these two films is approx 9% with the reflective being the darker of the two and comparable to a popular dark grey low reflective shade that's also widely popular . Any one requiring some unbiased comments regarding this subject are quite welcome to call me . Although I live in Tasmania , I do offer my services not only Australia wide but also overseas if the need arises . As to the life expectancy of these products . As these are manufactured world wide , the quality ( or lack of) plus the degree of experince and willingness of the installer to make sure they want to try an do a good job ; can make a Hugh difference to the last -ability . Thank you for all the ideas. Sometimes you think about something so much you can't see solutions. Like the ideas of umbrellas or awnings. We have 80 mm of the timber beam available to put an awning on. I think they're wider than that.☹️☹️ (There is a bolt in the beam that protrudes 2cm, it's not easily seen in photo as it is painted cream). An awning would need to sit underneath this bolt. The panels are plastic not glass and their track would need to be clear for when we open the pergola up, which we do during summer on long hot spells. We did plant callistemons about 3 -4 m away but they have not grown according to plan...lol I'm thinking the most achievable solution is a cantilevered umbrella. I think we'd need to concrete the base into the ground and remove the pole during winter. The brick area is a play area - netball etc. Any pros or cons to this idea?

Hey Nik Star, I've had a PowerPoint play with oklouise's edits. This is what I meant about garage entry to the pantry and a laundry in the garage. The red arrows are to stipulate to the builder that level access is required. I added extra garage depth to allow for the garage, that would definitely impact your facade elevation. If you remove the wall between the butler's pantry and mudroom you would have a SUPER PANTRY! But a true butler's pantry in that it was supposed to be where you would land with the veg from the garden so you would kick your shoes off inside the door, so I've noted a little bench seat there, then head in and wash it before heading over to the actual cooking area. Then if you get rid of the sliders and reduce the storage to shallow shelving on the middle wall you would have plenty of space to manoeuvre with mobility devices. For the washing labour machines - washer, dryer, dishy - try getting those mounted on plinths so the load on your poor back is reduced. I have dodgy joints so I am researching all the ergonomic ways to design work spaces to help me when I get to the awesome stage you guys are at with getting to build!
