Comments (29)Hi @sophie0lm Congrats on the developments in this plan. It's working much more successfully for the orientation of your site. It's great to see you've taken on feedback and pushed the design to improve it. A few observations: 1. I agree with comments about the study nook. I would make that a storage cupboard for umbrellas, shoes etc for leaving and departing at the front door. 2. The view both into the master bedroom and guest toilet from living areas is not ideal. I would suggest turning the toilet room 90 degrees clockwise (so it's long wall runs along the back of the stairs). You should be able then to have a more private entry to the toilet and master bedroom - and I would even suggest having the internal entry from the garage at that point as well, so that cleans up your entry hall. 3. I would consider pushing to improve the whole WIP / Laundry / Linen arrangement. The WIP is quite detached from the kitchen. There may be something in mirroring the whole kitchen - so the entry to the WIP is then where the fridge is, and it sits behind the kitchen, rather than off to the side. The linen will then sit where the WIP, and having a solid wall to the deck so you can not see into these service areas from your deck and living space. 4. I would also suggest putting a wall up along the back of the stairs upstairs so the rumpus can double as a fourth bedroom. Comments (4)first sketch out a rough idea of what you think you want, talk to local council and check on line building regs to find out what's legal, look around your suburb to see if there's any obvious sign of a similar conversion and knock on their doors, ask some builders for a guestimate of what they think they could do, draw up some more detailed plans and go back to council and the builders (aiming to have a firm idea of what's legal and possible before you start spending money on final plans) Keep in mind that it's sometimes cheaper and more efficient to build new rather than renovate so think about if it's a new room you need or that you want to renovate the garage roof space just 'cause it's available..perhaps there's a better spot elsewhere around the house or property..i suggest that you would need a building at least 8 m wide and 6 m tall to give a worthwhile attic room but dropping the ceiling height above the cars to minimu may help expand the available space but a floor plan showing ceiling and roof ridge heights could help invite more skilled suggestions than mine...See MoreNeed your opinion!

Comments (5)first 1. ask local council about regulations for any Granny Flat in the backyard as well as converting the existing garage (sometimes it can be more cost effective to construct a new building 2. post a plan of the existing house and garage showing position of toilets, laundry and kitchen sink and 3. a plan of the block showing the house and garage and distance from buildings to fences and 4. please explain the purpose of the new space.... 6m x 3.6m is not much room for more than a bedsit type accommodation unless it's only meant as a private space for someone who will also share the main home something like this might work but needs to satisfy class 1a building regulation ...including, insulation, wall lining, windows, ventilation. plumbing and waterproofing etc...See MoreSANN T
