Recommendations on where to cut costs and where to pay the extra money? We are currently building our first home and naturally the quote is above our budget. What do people recommend saving money on?
How big in square metres is your home? But, in general, to save costs, keep rooms square or rectangle. Only have rooms that you need and can be multifunctional as the family needs change. Don't have a study and a media room, when one room combined, would be suitable. Do not have a complicated roof line. Do not spend money on essastone, etc. in bathrooms, and laundry, there are some wonderful laminate/polytec products to use. Get standard, good quality tapware, and door hardware. Not expensive items, because they look good. Do allocate your budget to good solar passive benefits. Insulation, solar panels etc. This will save you in the long term. The structure of home is important, the cosmetic finishes can be upgraded in future years when financial situation allows.
be efficient with structure. timber is easiest to do, try to stick with available span. then its glazing, reduce opening to fit the standard set. then shave your floor area to what you need, not what you want. frequent visit to Bunnings and Ikea helps. and be careful of builders variation fees. that can hurt a lot
