In this plan the Bedroom entrance is not in line with the bathroom and laundry walls..it is extended a bit and hence only the bedroom entrance door will be seen when you enter from garage and not much of the bedroom wall in visible ...Does this look odd or will it be OK?Please post your suggestions tomake it better

I can't understand what you are on about . The people who enter via the garage door will be you and your family .

As long as you can see over your dining table , you can see the bedroom door , and the bedroom wall at an angle , and the laundry door and bathroom doors . If you can't see them from the garage entry door , who cares ?

The fact that you have a rumpus room downstairs implies that the bedroom is for a child / children ? I would have expected the lounge to be downstairs ( you are expecting guests to go upstairs to sit and chat ? What about someone coming for a meal , and then chatting afterwards ? Do you eat downstairs , then head upstairs to chat ? ) . Anyway , if you get guests , I would have thought seperating the WC from the rest of the bathroom would have made sense , maybe even making the shower etc as an ensuite , as a guest is unlikely to want a shower ?

Some other things that strikes me as odd is the main entrance comes through ( and focuses on ) the study . Also , the kitchen with the pantry on the end makes it quite a decent walk one end to the other . The dining room cuts down the natural flow between everything , and actually seems a bit small . The laundry ( which may have a glass door ? ) and the bathroom don't seem to have windows .

Without knowing anything else , such as the look you are after etc , upstairs walls etc , I'd actually wonder about say extending the garage 'forward' to line up with the entry door , maybe having the laundry in the garage ( cuts down noise as that wall is generally better insulated ) . Then you could have a seperate WC and bathroom , maybe move the study or prayer room to that area ( there may be 'rules' as to where a prayer room should be ? ) , maybe move the pantry , maybe cut the rumpus size a bit , increase dining a bit .

But that would be to suit my expectations , which probably aren't yours .

have you already committed to this plan and what changes are allowed as there must be some better options?...i would not consider having bathroom opening in to the same area as the kitchen and the garage is too narrow

Garage needs to be 6 m long internal length, Move garage door to hall and add a sliding door to hall.

I don't know if it is to scale , but with that extension to the wall Kate , the dining table is in the way of the flow , or the stairs , or the garage .

Also , while I agree on the 6 metres or more garage length , to allow for 2 wider cars and maybe getting a lawnmower or similar to the rear , opening doors , etc , you'd really want 6 metres wide or more too .

That was my point Kate -- I probably didn't express it well . Move the table and chairs towards the garage door / stairs , and it cuts down the flow at that end , and looks jammed in . Someone coming in the front door and along the hall will have to go through the kitchen if someone has left a chair not pushed back under the table ; you come through the garage and slide the door ( not great for noise or heat sealing ) and theres a chair 60cm in front of you ; come out of the WC , along the short hallway , and you do a tight 180 degrees to get around the table and chairs to get to the Rumpus . It is cramped , a compromise .

In some respects yours is better than the original design -- the point I was making is that this place is designed as a compromise right from the start , whereas by coming up with an alternative design ( a clean sheet of paper ) it should be possible to start with a minimum of compromises .

For example , would swapping the kitchen to the left hand end be better ? This may give more flexibility with the open plan dining and rumpus area ? Could something as simple as swapping the rumpus and the dining work better ? Is the bedroom needed , or is it a guest bedroom used once a year ? Given that the garage most likely needs enlarging , do you enlarge upstairs too ? Or will that go over budget or breach local rules ?

I would also open up as much access to under the stair from laundry, maybe sliding doors and remove the door onto dining.

I can't get them to blow up to see everything clearly , but the upstairs is 2 different sizes , the stairs are different , I assume the laundry is tucked in behind the stairs in the 'new' design ?

Without knowing overall designs etc , why not have upstairs bigger -- you spend more on materials , but less on roofing joins and waterproofing etc if you have at least some of the walls line up , plus you can possibly have terraces etc too ?

The initial plan you posted has problems , and upstairs looks cramped -- the 'new' one also seems to have some 'unusual' features too -- arguably more focussed on the parts you will actually use ( admittedly , without knowing your lifestyle ) , but personally I doubt I'd okay either .

Lalitha, with the two designs posted today. I would choose the first design, with the pantry behind the stairs. The bedroom, bathroom and laundry are in their own area.

They both have pros and cons . In the latest, bed3 upstairs needs a robe. Could incorporate the cupboard in front of stairs. Bathroom is cramped and limited vanity. Downstairs I m not keen on the long hidden front hall. Downstairs bed if this was a bedroom I would move the door to hall, But otherwise it’s a pretty good layout.
In the original upstairs again has a cramped main bath with limited vanity space.

I too can't enlarge your two plans to see them clearly enough. I don't understand your question about seeing the bedroom when coming from the garage. I think the biggest problem is where the toilet is in relation to the kitchen and dining.
