Can I suggest looking into having a quantity surveyor assess your property (and you can claim the cost of having this done). They will provide a depreciation schedule for you which will tell you how much each item will depreciate in value over the maximum number of years you can claim. If an item is at the end of its depreciable life, they will tell you what you are able to replace. Even if you only have tenants for a short while, you are able to claim depreciation for a pro-rata period that your asset is income producing. What all this means for you in terms of design - there may be ways to improve the look of your property in line with what you will want it to look like when you eventually move in, which could gain you a tax benefit. Of course, you have to have the $$ to spend on it in the first place. Hi J E, This is a common dilemma. Is there any chance you could view the tile under the light you are proposing to use? You have mentioned you are using White LED downlights. Do you know what colour rendering the LED downlights are going to be (eg: 3000k, 4000k, 5000k)? If your builder is specifying the lights then it would be to your advantage to ask to borrow one prior to installation. They usually have a plug on them, which means you could plug it in to a normal power point and view your tile beneath it. You may want to ask for different colour rendering options also so that you get exactly what you want. Hope this helps :)

I think that would look great with floorboards in a classic walnut colour, that would definitely look great with the light cabinets. If you want an idea of how it might look with the end finishes, you can type this into google and they should be able to show you a few.

Hi ucheokeke1 colour matching to the tile should be relatively simple as already explained. However even if you find the right paint colour, unless you ask for optically clear glass (known as Starphire glass in Australia) your colour will be skewed by the natural green skew of ordinary glass. If you can source a coloured glass splashback that's close to your chosen colour from a standard range you will be OK with normal glass. If there is nothing similar in a standard range, the only way to ensure true colour representation is to pay the extra for optically clear glass. I hope this makes sense.
