Which position have you put your bed in and why?
Comments (19)@ Kat, sounds wonderful. Like a nest . My bed is in the only place it fits. In front of it is the closet to the right the window and to the left the bedroom door. The window wall is too small even for my double bed. I like it here however I can see out the window and watch the door. Not being able to see the door makes me nervous, no idea why. Being able to see out the window and get a nice breeze is good too. My former room was much larger, I had the bed between double windows facing the bedroom door. Loved that set up too....See MoreHouse plans and orientation of house
Comments (30)My parents have a covered south facing alfresco in Perth. It's great in summer. In winter, they use a paved and pergolaed (with deciduous vines) area further from the house that gets full sun. Consider losing the bay windows. They will be unbearable in summer. Or push the eaves out, or plant some deciduous trees in the front. I would shift the rumpus room to where the laundry is. Give it a view. Also, it's probably where you'll end up sitting on hot summer days, as your formal lounge will still get a lot of heat. Consider shifting the master to the righthand side of the plan. You could get a lovely triple aspect (north, east and south) bedroom. You could have double doors that open onto a private seating area too. Put the laundry where the master is....See MoreGood orientation?
Comments (28)first thing to do is place the flipped plan on your siteplan with the correct orientaition so that the alfresco is in the NW corner on the top left and then it's easier to talk about north, south (bottom right) east (top right) west (bottom left) and we're all talking about the same thing..second discuss with the owners of the plan what changes are allowed and for what cost..remembering that you'll be spending hundred of thousands of dollars on the new house and it's false economy to economise on the most important decisions about choice of plan to suit your site...there should be some relatively small changes that could enhance the floorplan which might be available for the cost of decorative elements that can be added later but you can't easily change the house once built...push the house as close as possible to the south boundary to increase yard on NE side (for clothesline and narrow courtyard) think about views out the windows (and overlooking neighbours) and consider wide narrow windows close to the eaves for less overheating and more privacy for bedroom and bathroom windows on and think about furniture arrangement and walkways through rooms and access to the alfresco ... which end of the sliding doors should open to allow access and furniture on both sides of the walls .. adding a skylight over the kitchen should increase brightness in the centre of the house but if it were my house i'd want a separate toilet for kids sharing and guests and external blinds for the western windows and alfresco is the easiest means to exclude hot summer sun...if you could post another copy of the plan so that the dimensions can be read i will attempt a copy of the plan with some minor changes and furniture...See MoreHelp with mud room position...
Comments (7)i think the best location for the mudroom depends on how the whole family will use the space now and into the future..small children are not small for very long and i think their bags and lunchboxes would be better kept in the skullery or laundry close to the kitchen, older children would still need to drop lunch boxes in the kitchen and then take bags upstairs to their bedrooms to do homework ... the mudroom could be a place for everyone to keep overcoats, indoor and outdoor footwear, leave hats and umbrellas and dog leads and shopping bags and camping and sporting gear etc etc close to the front door and transport how will you use the garden room and the space under the stairs, is there a planned kids' activity space downstairs and what about a door between the garage and garden room or garage and western garden? depending on the arrangement of upstairs rooms maybe the stairs could be rotated lengthways and a drop zone placed along/under the stairs near the kitchen and keep the mudroom close to the garage...See MoreKate
