Hi Deanne, When you say you are doing the kitchen, does that mean you have to do the planning (design) and specifying of it also? I would have thought Storybook supplied a home with the (kitchen) plans included? If not, your builder will be able to guide you, however here are a couple of tips... 1. Choose your appliances early AND STICK WITH THEM. Often individual appliances have specific needs outside of standard eg power requirement (over 10amps), rangehood ducting direction and type, clearances to overhead cupboards, water to fridge etc. 2. Using the appliances, work out the layout (design) of the kitchen and where you want the cooking, cleaning, fridge etc. From there you need to work out power point locations for all appliances (many people forget the microwave) plus the everyday items like phone chargers, toaster, kettle etc. 3. Go to kitchen display showrooms such as Laminex. They have completed kitchens on display where you can understand the difference between a waterfall end (benchtop style), a shaker profile door (Hampton's style cabinet front) and play around with colours and finishes. 4. Put it all together in detail and you have created a specification! Re finding a builder, I agree with the above. Get a couple of names from Storybook as you don't need beginner mistakes, and go with the builder you guys are COMFORTABLE with. Price is only part of the journey. Good luck with the build.

My $0.02 - in NSW designers are NOT registered or accredited, beware. All architects are nationally accredited. I suggest that there are a lot of things you can do yourself before you start - get a proper survey of your block, ensure that you get them to provide angles for anything that isn't square....understand if there are utilities like sewer pipes which will affect your setbacks or useable space...... Go online and workout the sun angles for your longitude and latitude helpful for solar and overall layouts. West facing picture windows are not the best. Some of the solar firms have online calculators which help to do this. Read the local council rules and understand them, apply them to your survey and your design ideas....including if you are a corner block and if you want to go two storey...... If it is still a 'go' Get all of the heritage, flood, fire etc checks done by council - around $150 depending on council........ Eliminate or at least understand all the big constraints before you go any further........ Look again at the survey- any contour lines may cost you money, assume a cost of at least $2000 per sqm to start and do some layouts of your ideas on paper, add up all of the spaces, can you actually put them on your block? How much is the total?.......yes garages are slightly cheaper to build but still take up precious footprint space.... Is access likely to cause issues for trades, equipment and deliveries?......... Keep refining and updating the ideas and plans thinking about how you want to use the spaces and move around inside and out.....where are you putting the wheelie bins, clothes dryer etc..... Try the free to use BASIX site forms if you are in NSW, understand how the size, shading and orientation of windows affects your sustainability and adjust, this will also apply many of the local council rules as well..... Do you want a brick house, with render? A pole home, a kit build? A fast build insulated panel build? What type of roof?...... The more you have worked out for yourself the better, look at the kit home options, there are lots and some are very good... Everything is delivered and you just construct with the trades and some may have builders in your area.....The new InsulLiving Code Mark BCA approved options are also worth a look..... Anyway do all of that before you line up for the fleecing floor lol

Yep, it sure adds up doesn't it! It's a lot of money for perhaps not an equivalent amount of value gain. But it's not necessarily the builder's fault or issue here. Their pricing here is not surprising, but to clarify not sure how you can isolate the kitchen or what exactly does 30K mean? Is it joinery only, is it including fittings? Is the balcony upper or main level. The question is, is this actually the best way to spend your money? Considering how much you're spending, should you be considering getting proper value for the money and getting more for your money with potentially a different design?. Are you happy with the design? It's going to be super? Is it worth $400K to you for what you're going to get? If the answer's no then a design rethink is possibly in order. Where are you at in the design/doc process? have you used a drafty, designer, architect to help you with the process? What people often get quite wrong with renovation projects is the distribution of budget in regards to HOW it's being spent (you WILL spend it one way or the other), and it always comes back to the design/layout as to how well or not it's spent. Really need to see actual plans to be able to assess and comment further with more accuracy otherwise just speculating on in all. Depending upon your finishing decisions this sort if thing could easily nudge the $450K mark.

I am in the middle of a renovation and we have had no schedule. Because we continued to live in part of the home(its just a big add on) and work from home rules; we've watched it happen and can see when works occur is really hard to predict. Jobs got shuffled depending on availability of materials and subcontractors. The design, like yours was flawed. So while the stud walls going up was fast, building the verandah was very slow at first, as the builders had to work out exactly how they'd do it, then calculate angles. It sped up after that, but slowed as they worked out other tricky bits. I can see any schedule they might have devised would be thrown out after two weeks. Too many things are out of their control.
