Looks like buffalo in the second lot of photos but it also looks like you could have some couch in there too Buffalo is a great wearing lawn but it is hard and scratchy and kids don't like playing on it too much, unless it is Sir Walter, which is a more friendlier version and the most popular one now. It will respond well to a sandy type of top dressing - black river sand is really good if you can stand the mess for a few weeks while it settles - a sandy soil will give the runners something to grab onto and grow and this is what buffalo needs. I would leave the couch in there for now but dig it out as the buffalo runs to achieve a really even lawn. The buffalo will probably choke most of it out too but do try to control weeds early as it is harder to get them out when the lawn is established and many weed killers will kill buffalo too. Buffalo is very much a surface grass so the clay won't bother it but it will affect your lawn in terms of run off and water absorbency. With winter now approaching, there won't be a lot you can do but study run off over the coming months and where the water pools, time it takes the grass to dry out after rain and then decide just how much you need to do to control water problems. Maybe just running some agriculture piping around the edge of the paving will solve your problems or there may be other areas some piping can help drain quickly. Nothing worse or more irritating than water problems, so it is really worth the effort fixing them in the coming months ready for next spring, the problem will be fixed forever and you can focus on letting the lawn grow. There are quite a few websites with tips on growing buffalo and problems you need to watch out for. This one gives good tips on mowing heights too, which is very important, especially in your heat. Hi Rick, I am presuming you are in Queensland because of the pebble crete driveway. If so i would suggest you get rid of the whole dated bed and go back to lawn. Save what you can from the bed, the palms and conifers would look great in pots. They could also be put in long planter box under the front window symmetrically with an agave in the middle. Your house has straight geometric lines so would suit formal style garden with Murraya hedging, grow to mid thigh height across the front from letterbox , leaving open for entry path, and both sides could be higher. For height I would plant advanced Bangalow palms or candle stick Cyprus pines either side of your entry, and put a stepping stone pathway in the lawn, from your front boundary near letterbox to the front door to save visitors from squeezing past cars. The other path which comes off the driveway would be just for your own use. I would under plant these with 3 Cycads or Zanadu for each, fill in and edge with Rhoeo making a small bed. This will make your entry stand out. Improve soil with compost or cow manure be for planting and mulch well with dark cottage mulch. On the right hand side between the end of the window and the new hedge I would plant a shady evergreen specimen tree in the front corner of thelawn. The trees over the road in the pictures look good. Tuckeroo tree? Under plant to soften with star jasmine ground cover. Clip to keep neat. your lawn needs feeding then it will lush up and be more protected from the heat. Keep blade high, don't scalp! Thanks everyone - yes the manhole is an inspection point for a sewer main, and can't be moved. We are building in a Heritage Listed area and had to have the 'lawn area' located there to get approval from council. It's not ideal, however I'm sure we can make it amazing! oklouise I was concerned that their wouldn't be enough room for the table and chairs, however feeling reassured now there will be thanks; even if it's placed over the top of the manhole (which I hadn't thought of) i'm thinking an umbrella weight sitting on top of it and fairy lights draped to take the eye upward!! I'll post a picture shortly as we are only up to frame stage on the house!

Strong geometry, cool blue and glass and a plain lawn background. to fill the diamond with bush is going to cancel out its strength. But something different to the slightly sterile design compilation … if the finance is there, get two or three massive raw rock slabs and one spectacular architectural tree. resist going vertical .. layer them horizontally to slightly overlap or break the hard lines of the diamond, but not to obscure it. Then choose you vertical with a sculptural tree. There are vertical cherry trees with spectacular autumn colour which would contrast with the rocks (texturally), and be floaty like the water in the pool…. whatever the tree, lift the foliage up from the soil level, and underplant with jut one kind of tight low ground cover, even moss (if your climate can support) or ground hugging juniper that you can train inside the diamond. This combination of elements is rich for the eye, softens the geometry, and adds interest which is lacking right now. The place for shrubs and grasses and palms is to border the lawn.
