Comments (6)Get someone in to check on the back bay window area... it looks like it has some water damage, probably because it doesn't have decent eaves and is a bit exposed? Ordinarily a bay window is a lovely feature, especially as it provides a cosy nook. But this one is not adding anything to your room or the look of the back of your house. Its too shallow, too wide and it cuts off the house from usable backyard space. I think take it out or open it up with a straight window seat opening onto your deck, it will make it so much more open and usable. I do have one idea to share... how about adding on a gazebo shaped area to your verandah to create a feature for the back of the house? You can have your verandah make an L across the back and side and then fill the corner out with a gazebo shaped area. It would tie into the old style of the house, but also create a larger area to relax in. Comments (8)This is really a job for a professional, as there are so many implications for town planning, fire and acoustic separation between dwellings (covered under the building regulations), legal (are you on seperate titles, or is it strata titled), front setbacks, and structural implications. I haven't seen too many houses that have been subdivided into two units that are on two seperate titles in recent times as the complexities are so challenging with the current planning and building regulations. Your project will need a lot of research and careful management of the bureaucracies, depending on where you live. Your best bet would be to start with a local professional who is familiar with the local planning laws and council requirements. Comments (4)If you are doing a Hamptosn style renovation then I would be consistant, and play up the symmetry, such as in this photo. You really want the pool and outlook to be the focal point, and not your splashback. I would go with a mirrored splashback to brick more light into your space and provide a better connection with your pool, rather than making the splashback a feature element. Comments (2)Often with narrow frontages and narrow blocks it is actually quite hard to see the roof at the rear. If this is the case then I would select Surfmist as its great at reflecting heat, and the darker colours absorb more heat. There is no rule that says that your gutters and fascias which will probably be more visible need to match the roof colour, and I would anticipate that you would be renewing all of these at the same time. If you posted your elevations it would be easier to understand how the new roof relates to the existing structure.
