What would you build? Basic layouts please
Comments (5)does this house have some starting points for a river home? (placed above the highest flood line but closer to the rear of the block) with expanded enclosed courtyard for the pool, a grassed driveway down one side for occasional access to the rear, drying yard and kids' play area. Single storey (more relaxed than your last posted floorplan) garaging closer to the front boundary with wide driveway, reversing bay, guest parking and screening trees and shrubs all along the nosy neighbours' side (sized to suit the climate and not exclude eastern sunshine in cold weather) kid's bedrooms, family bath, laundry, and guest room near the front entry with direct access through mudroom laundry for wet kids from the pool) Open plan living, dining, kitchen with pantry, master suite and home office overlooking the river...See Morekitchen layout - what would you do?
Comments (6)the big windows (can't see the actual dimensions) leave no obvious places for a tall storage unit convenient to the kitchen and dining area and removing walls is an expensive option that doesn't provide any additional space but, if you would be happy with the smaller entry foyer consider using the remainder of the entry hall for a pantry and have free standing cabinets for dining room storage ... the depth of the hallway would make an alcove too deep for a standard 450 -600 mm deep cabinet but would make a useful pantry and a convenient space to stash shopping bags and a broom and you could have a shallow alcove with a shelf on the entry side to make a space for some art or vase of flowers or something to give the entry a little bling?...See MoreWhat do you think of this bathroom layout?
Comments (26)I think it should fit, width of bath 800 plus 900 for shower approx, you would most likely end up with shorter vanity, I will draw it for you after I post my updated plan. I have run the island to the wall to give you a better length island, the door could be louvered windows as well, full height like others 2400 and glass. No corner cupboards in thei kitchen!!...See MoreWhat do you think of these ground & first floor layouts?
Comments (21)the space next to the guest toilet is for storage (vacuum, broom etc and to make MILs bedroom more private) but whatever you decide the stairs must be central to give the best use of the space upstairs and down otherwise the living areas both become crowded walkways and to make for the better location for the central stairs probably means gutting the front porch and entry to allow enough space for the new front door and moving the stairs towards the front allows for more space for the kitchen island with stools... but, in order to fit with the upstairs hallway the highest part of the stairs needs to be on the garage side ( so no option to use as a study) but the narrow storage under the stairs (subject to necessary structural restrictions) could be potentially expanded into the garage for a pantry and you could use the original downstairs kitchen as a small study and entry foyer...See More- 8 months ago
