"bed 3" implies that there are other bedrooms somewhere?? but my suggestion for the family dining area is to choose very modest sized sofa and 4 seater extendable table with shallow bookshelves against the bathroom wall for tv and storage and a few small stacked chairs for extra dinner guests when the table could be extended in front of the family room door and a round coffee table in front of the sofa should minimise banged shins but please consider adding an extra door to shut the toilet away from the living areas

Hog bristle is a sort of mushroom colour. I hated it found it drab and old. It had been recommendEd by a colour consultant before it was fashionable 15 yrs ago, even though I told her I hated the original colour of my woodwork. It turned out to be the same and not made better by the purple feature wall. It was some time ago. I changed to half strength crewelwork and ditched feature wall, A low strength hog bristle might be ok

Hi Austere. Thanks for your comments. I guess it depends on your scope really. This renovation combines three rooms into one, so a fair bit of reframing, and moving plumbing around to achieve the clients desired layout. The laundry is behind sliders, behind from where the pictures are taken from, so this is a very large room. $15k is achievable, but you would need to be working on a more regular sized bathroom, stick closer to the original layout to save on plumbing & electrical, probably scale back a bit on tiling and fittings, and go to a standard sized cabinet shower rather than a large customized walk-in shower with glass to the ceiling. There are certainly more modest options available to meet budget. Please let me know if we can be of any assistance 🙂

I'd be the dissenting one . The tiles are really nice -- sunny and happy . They are blue ( and goldy/beige ) . Pretend what you like , they are blue . They'll always look blue . So embrace it . Just me , I'd do the floor in 600 x 600 white or offwhite or white with a gold speck or white with visible veins -- you get the idea . Modern light white tiles . The walls I'd do in 'your' tiles , up to a bit over 1 metre . Then I'd do a 'frieze' in a blue . Maybe a purpley blue , maybe a metallic bright blue . 150x150mm would be my guess , or 100x150 even . Then above that , I'd do white , BUT a row of white subways done vertically , through the middle -- those subway sized ones that look a bit rough , a bit like a fork has been run through and wiggled . Even a bit thicker than the rest , so it protrudes another couple of millimetres . Height ? Half way between the 'fieze' and the ceiling . So you'd get what you want , but it would add interest and even a bit of surprise through the use of texture and colour . The extra cost wouldn't be huge , maybe $2-3000 more , but it would add to it IMO
