Hi @sophie0lm Congrats on the developments in this plan. It's working much more successfully for the orientation of your site. It's great to see you've taken on feedback and pushed the design to improve it. A few observations: 1. I agree with comments about the study nook. I would make that a storage cupboard for umbrellas, shoes etc for leaving and departing at the front door. 2. The view both into the master bedroom and guest toilet from living areas is not ideal. I would suggest turning the toilet room 90 degrees clockwise (so it's long wall runs along the back of the stairs). You should be able then to have a more private entry to the toilet and master bedroom - and I would even suggest having the internal entry from the garage at that point as well, so that cleans up your entry hall. 3. I would consider pushing to improve the whole WIP / Laundry / Linen arrangement. The WIP is quite detached from the kitchen. There may be something in mirroring the whole kitchen - so the entry to the WIP is then where the fridge is, and it sits behind the kitchen, rather than off to the side. The linen will then sit where the WIP, and having a solid wall to the deck so you can not see into these service areas from your deck and living space. 4. I would also suggest putting a wall up along the back of the stairs upstairs so the rumpus can double as a fourth bedroom. Where are you located? I have seen these at cerdomus tiles in Richmond and Moorabbin tiles in Moorabbin if you are in Victoria.

So many questions. Generally with painters you get what you pay for. A professional, and more expensive painter, will do proper preparation, use good quality paints, that have good coverage, will be tidy with their paint (and your home) and clean up after themselves. A cheap painter, won't do any preparation, may use no-name brand paints, with less paint coverage, but need additional coats. They will be less experienced and leave paint on glass, and anywhere else it falls. Hard to find a professional standard painter at a cheap price. Check out this link to the best Dulux whites (and off-whites) to get you thinking, but make sure the colour you choose works with the other colours in your house that can't be painted (like floor finishes, window furnishings, stained timber). En-suite layout is fine, Looks like you have a double hung window with a slightly lower sill to the vanity height. . I’d put a stool in front next to shower screen. Update vanity and top and splash back, maybe lowering mirror. Could put a niche in the side wall if want extra storage. Could change mirror to a cabinet, even if it protrudes, mine does, A smaller basin would increase spaciousness and bench space. Can also increase depth of vanity, to 550. Replace floor tiles if you want but I’d leave shower if you want to keep costs down. otherwise retile to full wall height will improve look. Could add a pendant light over left side of vanity
