Comments (5)Hi there, Given your parameters, the traffic flow etc. it would seem to me that the obvious place for the lounge would be opposite the fireplace. It looks like you could get a decent 3 seater in the space. I'd look at putting two very comfy armchairs with a side table in between, in the bay window area (or else a single chaise lounge/daybed + floorlamp for a lovely reading area, as drawn) and two armchairs either side of the fireplace. Comments (14)Even though the windows over are wonderful, the back pocket will feel the cost as they would be custom made, more expensive for the builders to install, but if casements, (open at side) that would make for great windows which catch the breezes, why anyone would want fixed windows is beyond me, the more we can open up a house and naturally ventilate it, the less you have to spend on air con, two angled windows need to be fixed. Any hot air over the opening part will sit in the ceiling space, but if you wanted to be even smarter, then i would consider the roof windows, which pivot and let the house ventilate totally, also like the cost comment with the windows over, these are expensive by it looks like you have the pitched ceiling inside, which would allow for the roof windows....See MoreNeed help with furniture layout and replacement in open plan room
Comments (15)Hi Ann, thank you for your comprehensive replies, I definitely prefer a neutral palette as I am attempting to make the view the main feature of the room. I love the style of the coffee tables you chose, they are exactly what I have been looking at and agree with your comments regarding the entertainment unit, I have been actively looking for a long lowline unit (220-240cm length and 45cm high)as I wish to minimise the obstruction of the view. Comments (7)Most council areas require a building permit for a large 70sq,m shed. Something so large will take up a lot of your outdoor space. Consider the height of the shed, and the setbacks required from your boundaries. Consider how much shade the shed will cast, and how you plan to use the ground on the southern side of the shed. Finally consider your own outlook. Which windows will look at the side of the shed? Do you want the view from your living areas to be of the shed? What about the neighbours views? Are there any restrictions placed by the developer of the subdivsion on the size, materials, colours and location of sheds? You haven't provided enough information about the orientation, but you do need to chat with council about their requirements for setbacks. Once you have this information you should peg out the corners of your proposed shed on the ground to see how it relates to your house and outlook to help you reach agreement. By the way I agree, with you the shed should be a lot smaller. Your husband's proposed shed is about the size of two, double garages!
