Plans for a newbuild - optimizing space - ideas needed
Comments (7)It looks good. Personally, I wouldn't like opening the front door and seeing straight into the main bedroom. At the moment, the front door is directly aligned with the door to the main bedroom. Would it be possible to move the position of either door? Also, you have a fourth bedroom downstairs, but no bathroom available for that bedroom. The person in that bedroom would either need to go upstairs to shower or use the ensuite. It might take a bit of work moving around the powder room, study, stairs and pantry, but would it be possible to create a separate bathroom with a toilet, basin and shower that could function both as the powder room and a bathroom for the fourth bedroom? Or if you moved the laundry into the garage, you could use the laundry space for another bathroom. I'm not sure where your views are. At the moment, it looks like the sofa in the living room would need to be positioned so that your back is to the views/outlook. If you have awesome views, then you may want to consider swapping the living and dining areas so that you can appreciate the views from the living area (where people seem to spend most of their time these days). Comments (26)Our house is full of cavity sliders. Twice they were all (but one) replaced due to swelling/warping and rubbing against framework when opening and closing. Some made terrible noise whenever we opened or closed them. Hubby had a hunch they were poorly manufactured overseas and discovered that was the case. Builder sourced a local manufacturer and the whole lot, bar one, was replaced and we haven't had any further issues. The one door couldn't be replaced due to it's location - a wall would have had to be pulled down, just as co-design has described. This experience makes me think it may be a case of ensuring you purchase well manufactured doors for your climate and particular environment, and take into careful consideration the particular location they will be installed....See MoreKitchen and surrounding rooms, argh!
Comments (49)Hi Jane, I didn't think the Study was a bedroom that's why I suggested changing it to the laundry. He would have a bigger bedroom using Bed 4 The deck at the front was a great idea another place to sit.as the house is already quite pretty The garage is as you say ridiculously narrow and I consider having a driveway with a garage at the end a waste of space anyway. The one good thing is that it is on the boundary, I think so gives you maximum space. are you able to bring a carport forward towards the street, just add that to your plan. Your neighbors aren't likely to complain about anything there as it's also on their blind side. Is the garage under the same roof as the old extension? Who uses the other 3 bedrooms as there's only 3 kids, would you agree to move the bathroom back into bedroom 4 and keep the powder room and linen cupboard where I lastly placed the family bath? Sorry but I'am trying get rid of "The toilet block" across the end of the courtyard. Or would you consider adding the laundry into the garage along with your WIR and possible study....See Moresmall en-suite layout
Comments (14)Here is my finished ensuite. 1.8 x 1.8 m bathroom. it works well as a layout. the shower is 900x 900mm. the vanity is about 280mm deep and the sink hangs over the edge a bit (if that makes sense!). the shower door is 550mm wide. i havent yet had the towel rail installed but when i do it will be on the left hand side wall. thank you everyone for all your advice and suggestions....See MoreCustom Home Planning Center
