You have a lot of great features included that aren't replicated in modern houses due to costs. The semi circular stairs, thats wow right there! ^^petapea is spot on by the way! I'm currently working on plans for a house that was rendered in 2006. It has the wow factor; WOW that's bland as bat sh!t.... We're adding things like a bay window, new porch in painted timber and some masonry back to make it look good again. Then the new landscaping will really lift it! You could render garage facade and paint it, pressure clean the rest and do those maintenance jobs like cracked flooring, leaking gutters etc. The stairs are too narrow to be any use so widen them up to 1000-1200 wide. I'd spend more on landscaping (which includes fences/letter box/etc).

Thank you Oklouise for looking into these again for me. We had a lengthy discussion with my artchitect during the week and we agreed that he would revisit the whole concept, with particular regard to how spaces are distributed across the split levels. This might change the floor plan entirely. He is coming up with a new proposal today. I will share that with you here for comparison and advise. Thanks again.

there is also a difference between ceramic and porcelain tiles - often these issues come down to a combination of (a) tile batch size/consistency (b) tiler's skill/capacity (c) communication in that if the tiler opens the tile box and he can't practically achieve what he thought he might because of the general discrepancies in size then they should at least speak to you before they start. So often with many issues in this game, it's about managing people's expectations and having open/honest discussions at the right time. When this breaks down, problems and disappointment is more likely to occur......so coming back to it, if you have high quality porcelain tiles that are millimetre perfect, square and flat then the capacity to lay them with minimal spacing is higher. Also the substrate/prep plays a part as if it's all out of whack and not perfectly straight/plumb/square then you'll be in all sorts trying to achieve the minimal tolerance detail.

Amar, can you measure the rooms again in Meters , marking doors and windows You could sell your old kitchen and appliances which would also be removed at no cost to you. Would you reconsider using the existing free standing cooker and Range hood this would save a lot of money, the cooker could be replaced at a later date? Once you have the measurements you could take them to a Bunnings for them to quote and do a floor plan at no cost to you, once you have this you can ask others to quote. Keep in mind that drawers cost more than a simply cabinet, and your choice of door profile/style will effect the price.
